Noida Airport Plot Scheme: YEIDA to Launch Plots From 40 to 300 Sq Metres

Greater Noida | August 10, 2026: For people waiting to build a home near the upcoming Noida International Airport, another major residential plot opportunity is taking shape. The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch two new residential plot schemes around the airport during Navratri.
The proposed schemes will offer plots ranging from 40 sq metres to 300 sq metres, giving both lower-income families and general applicants an opportunity to own land in the rapidly developing Yamuna Expressway region.
Plots Will Be Offered in Sector 5A
The upcoming schemes will be located in Sector 5A, close to the Noida Airport development zone.
According to the current plan, 40 sq metre plots will be reserved for workers and economically weaker sections, while applicants from the general category will be offered larger plots ranging from 162 sq metres to 300 sq metres.
The exact number of plots and their prices have not yet been finalised. However, the YEIDA board has already approved around 4,000 plots for the scheme.
Who Can Apply This Time
One of the biggest changes is aimed at giving new applicants a better opportunity.
People who have already received a residential plot through an earlier scheme of YEIDA, Noida or Greater Noida will not be eligible for the upcoming scheme.
The move could make the scheme particularly attractive for first-time applicants who have previously struggled to secure a plot in the highly competitive Yamuna Expressway region.
Registration and Plot Prices Yet to Be Announced
YEIDA is expected to finalise the scheme and register it with UP RERA before launch.
The authority is likely to announce the application schedule, number of plots and pricing details closer to the launch.
Until the official notification is released, prospective buyers should avoid relying on unofficial prices or registration dates circulating online.
Previous YEIDA Scheme Received Over 1 Lakh Applications
The scale of interest in YEIDA's residential plots can be understood from its previous scheme.
The authority had offered 973 residential plots in its earlier scheme during the current financial year. The scheme reportedly attracted more than one lakh applications.
That response highlights the growing demand for land around the Yamuna Expressway, particularly as major infrastructure and the Noida Airport continue to reshape the region.
Why Noida Airport Is Changing the Property Market
The upcoming airport is not just an aviation project. It is becoming a major driver of real estate development across the Yamuna Expressway region.
New residential sectors, industrial projects, logistics facilities, commercial developments and transport infrastructure are gradually expanding around the airport corridor.
For families, the attraction is the possibility of getting a plot in an area that could become an important employment and residential hub in the coming years.
However, buyers should remember that airport-led property growth will depend on actual infrastructure, connectivity, employment generation and the pace of development rather than the airport announcement alone.
Grihik Take
For someone dreaming of building a home near Noida Airport, a 40 to 300 sq metre YEIDA plot scheme could be a significant opportunity. But the real question will be how many plots are finally offered, at what price and how competitive the application process becomes.
With the previous scheme receiving over 1 lakh applications for just 973 plots, competition for the new offering could once again be intense.
The next key update for buyers will be the official YEIDA notification containing plot numbers, prices, eligibility and application dates.
