NBCC Q1 FY27 Profit Jumps 32% to ₹151 Crore as Real Estate Business Surges

NBCC reports a 32.1% rise in Q1 FY27 standalone profit to ₹150.65 crore, while real estate revenue jumps 141% and the Board approves a REIT SPV plan.

New Delhi | August 11, 2026: NBCC (India) Limited has started FY27 on a strong financial footing, with its standalone net profit rising 32.1% year-on-year to ₹150.65 crore in the first quarter.

The stronger performance was supported largely by the company's Project Management Consultancy (PMC) business, while its real estate segment also recorded a sharp increase in revenue. At the same time, NBCC's decision to explore a REIT structure for its real estate assets could become an important development for the company's property business.


NBCC Q1 profit rises to ₹150.65 crore

NBCC's standalone revenue from operations increased 10% to ₹1,823.04 crore in Q1 FY27, compared with ₹1,656.77 crore in the same quarter last year.

Profit before tax rose 32.1% to ₹202.27 crore, while net profit increased from ₹114.08 crore to ₹150.65 crore.

Basic EPS also improved to ₹0.56, compared with ₹0.42 in Q1 FY26.


Real estate revenue jumps 141%

NBCC's real estate segment delivered one of the biggest improvements during the quarter.

Revenue from the segment increased to ₹53.90 crore, compared with ₹22.38 crore a year earlier, representing growth of around 141%.

For the company's property business, the sharp increase highlights the growing contribution of real estate activities alongside its core PMC operations.

 


PMC remains the biggest revenue driver

The PMC segment continued to account for the bulk of NBCC's standalone revenue.

PMC revenue increased 12.2% to ₹1,751.50 crore, compared with ₹1,561.74 crore in Q1 FY26.

The segment contributed more than 96% of standalone revenue, reinforcing its position as the company's primary operating engine.

The EPC segment, however, saw revenue decline sharply to ₹3.96 crore from ₹71.51 crore during the corresponding quarter.


NBCC plans REIT structure for real estate assets

One of the more significant decisions taken by the Board was the in-principle approval to incorporate a wholly owned subsidiary as a Special Purpose Vehicle for a Real Estate Investment Trust (REIT).

The proposal remains subject to approvals from the Ministry of Housing and Urban Affairs and DIPAM.

If implemented, the structure could provide NBCC with a mechanism to unlock value from eligible real estate assets while creating a separate platform for property-related investments.

For the real estate market, the move is worth watching because NBCC has a significant presence in property development alongside its PMC business.


₹0.15 interim dividend announced

NBCC's Board also declared its first interim dividend for FY27.

Shareholders will receive ₹0.15 per equity share, representing 15% of the ₹1 face value.

The record date has been fixed as August 17, 2026.

The company has also fixed August 28, 2026 as the record date for the final dividend of ₹0.46 per share for FY26, subject to shareholder approval.

 


Consolidated profit rises 17%

On a consolidated basis, NBCC reported revenue from operations of ₹2,259.53 crore, down 5.6% from ₹2,392.49 crore in Q1 FY26.

However, profitability improved.

Profit before tax increased 17.3% to ₹212.79 crore, while net profit attributable to owners rose 17.2% to ₹154.83 crore.

Basic EPS increased to ₹0.57 from ₹0.49.


Several project issues remain under review

The statutory auditors issued an unmodified conclusion on the results, while highlighting certain matters related to ongoing projects and assets.

These include pending documentation for land in Naya Raipur and Faridabad, issues concerning NBCC Plaza, environmental clearance for the Kochi project and structural defects at the Green View project.

The company said reconstruction work is underway at Green View, while recovery proceedings related to the project are also in progress.


What NBCC's Q1 performance means for property investors

NBCC's latest results show that its business is still heavily dependent on PMC operations, but the sharp rise in real estate revenue and the proposed REIT structure could gradually give its property business greater strategic importance.

The combination of strong profitability, dividend distribution and plans to unlock real estate assets makes FY27 an important year for NBCC.

The immediate focus will now be on whether the company can maintain its PMC momentum, expand real estate earnings and secure the necessary approvals to move ahead with its proposed REIT structure.
