Gurugram | August 10, 2026: Gurugram’s luxury housing market has set a new benchmark after a penthouse at DLF’s The Dahlias in Sector 54 was reportedly sold for 271 crore, making it one of the most expensive single-residential-unit transactions recorded in India.

The buyer is businessman Manav Sardana, formerly associated with Imperial Auto. The deal highlights the growing demand for ultra-luxury homes in Gurugram, particularly along premium locations such as Golf Course Road.


271 Crore Penthouse Deal Sets New Benchmark

The penthouse at The Dahlias has a super area of around 17,200 sq ft, while its carpet area is approximately 10,500 sq ft.

At the reported transaction value, the property works out to roughly 1.58 lakh per sq ft on super area. Based on carpet area, the effective price is around 2.6 lakh per sq ft.

The transaction reflects the premium buyers are willing to pay for limited-supply ultra-luxury residences in prime Gurugram locations.


Why The Dahlias Is Attracting Ultra-Luxury Buyers

DLF launched The Dahlias in October 2024 across nearly 17 acres. The project comprises around 420 apartments and penthouses and is positioned as one of the developer's most premium residential offerings.

The project is expected to generate more than 40,000 crore in revenue, according to the information provided.

More than 65% of the project's units have reportedly been sold, indicating strong demand from high-net-worth buyers.

 


Gurugram’s 100 Crore Plus Housing Market Is Expanding

The 271 crore transaction is not an isolated high-value deal in Gurugram.

The Dahlias has previously seen residential transactions exceeding 100 crore, including an apartment reportedly purchased by investor Madhusudan Kela for around 120.71 crore.

DLF's The Camellias in Gurugram has also recorded multiple residential transactions above the 100 crore mark.


What This Means for Gurugram Property Buyers

For ordinary homebuyers, a 271 crore transaction may appear far removed from the mainstream housing market. However, such deals offer an indication of how quickly Gurugram's premium property segment is evolving.
