Greater Noida Farmers May Get Record Land Compensation Hike to ₹6,400 Per Sq Metre

Greater Noida, August 27, 2026: Greater Noida farmers could soon see a major increase in the compensation offered for land acquired or purchased for development projects. The proposed rate of ₹6,400 per square metre would represent the biggest increase in compensation rates in the history of the Greater Noida Authority, although the final decision is still pending.
Compensation could rise by ₹2,275 per square metre
The proposed ₹6,400 rate would be ₹2,275 higher than the existing rate. Jewar MLA Dhirendra Singh said farmers could receive compensation above ₹6,400 per square metre, with the final amount to be approved by the Greater Noida Authority board.
The proposal is significant for farmers whose land is being considered for urban, infrastructure and other development projects around Greater Noida. A higher compensation rate could also influence future land acquisition costs for major projects.
Why has the compensation issue become important?
Farmers have been demanding higher compensation as land values around Greater Noida and the Yamuna Expressway region have increased. The issue has become more prominent after the Yamuna Expressway Industrial Development Authority (YEIDA) increased its land compensation rate to ₹4,558 per square metre, following an earlier increase to ₹4,300.
This has added pressure on the Greater Noida Authority to revise its own compensation structure and keep its rates competitive with neighbouring development authorities.
Board approval will decide the final rate
The proposed compensation rate has not yet become final. The Greater Noida Authority board meeting, which is expected next month, will have to approve the revised rate before it can be implemented.
According to the MLA, discussions regarding the compensation issue have already taken place with Chief Minister Yogi Adityanath and the state government. The board is also expected to consider issues related to land purchase and acquisition.
Land acquisition and 64% compensation also on agenda
Apart from the revised rate, decisions may also be taken on the mechanism for purchasing or acquiring land from farmers. Issues concerning the development of abadi plots and payment of 64% additional compensation to remaining eligible farmers could also come up.
For farmers, these decisions could determine how much they receive for their land and how future development projects move forward.
Farmers say ₹6,400 is still below market value
Despite the proposed increase, farmer organisations have already raised objections. They argue that ₹6,400 per square metre may still be significantly below prevailing market values in several areas.
Farmer leaders also fear that developers could benefit from the gap between official compensation and market prices by purchasing land from farmers at higher rates. This could make negotiations over land acquisition more complicated despite the proposed increase.
