Dubai, August 10, 2026: Dubai’s property market is still attracting strong investment, but the way buyers are making decisions appears to be changing. Instead of rushing into projects, buyers are increasingly comparing property prices, construction quality, location, layouts, amenities and developer track records before committing their money.

The shift comes after a period of exceptionally strong growth in Dubai real estate. The emirate recorded more than AED 917 billion in real estate transactions in 2025, while transactions worth AED 252 billion were recorded in the first quarter of 2026, up 31% year-on-year.

According to Satish Sanpal, founder and chairperson of ANAX Holding, the market is moving from a phase of rapid expansion towards a more mature environment where buyers are becoming increasingly deliberate about the properties they choose.


Why Dubai Property Buyers Are Taking More Time Before Investing

A strong market does not necessarily mean that buyers will purchase every project available.

With a growing number of residential developments across Dubai, buyers now have more options to compare. This is making factors such as pricing, location, construction quality and developer credibility increasingly important in the final purchase decision.

For a homebuyer or investor, this means that simply buying because a project is in Dubai may no longer be enough. The fundamentals of the individual property are becoming more important.


Location and Property Layout Are Becoming Key Buying Factors

Location remains one of the most important considerations in Dubai real estate.

Buyers are increasingly looking at how easily a property connects with employment hubs, transport networks, lifestyle destinations and essential services. The internal planning of a home also matters, particularly for buyers comparing multiple projects within the same price segment.

A developer's previous delivery record, construction quality and ability to meet commitments can influence buyer confidence, particularly for off-plan properties where purchasers are committing capital before receiving the finished home.

Dubai Real Estate Market Still Has Strong Investment Momentum

The growing selectiveness among buyers should not be confused with a collapse in demand.

Dubai Land Department data shows that the emirate recorded 60,303 real estate transactions worth AED 252 billion in Q1 2026, with transaction value rising 31% from a year earlier. Real estate investments reached AED 173 billion across 57,744 investments, while the investor base increased 8% to 48,448.

Foreign investors also remained an important part of the market, with foreign investment value reaching AED 148.35 billion during the quarter. Luxury property investment stood at AED 87.71 billion, showing continued demand for premium developments.

The numbers therefore point towards continued capital inflows, even as individual buyers become more careful about where they deploy that capital.

For buyers, the changing market environment could make property selection more important than simply entering the market early.

Before purchasing a Dubai property, buyers may increasingly need to compare:
