Hyderabad, August 29, 2026: Hyderabad’s premium commercial real estate market has set another record, with Vamsiram Builders securing a 5.38-acre land parcel in Raidurg’s Knowledge City for ₹1,447 crore.

The winning bid translates to ₹269 crore per acre, the highest price recorded in the latest Raidurg auction and ₹5 crore per acre above the previous record set just a week earlier.


₹2,833 Crore Raised From Two Auctions

The latest auction takes the total amount generated from two Raidurg land auctions this month to ₹2,833 crore.

Together, the auctions covered 10.63 acres, with an average price of around ₹266 crore per acre.

In the August 21 auction, MSN Realty had purchased a 5.25-acre parcel for ₹264 crore per acre, generating around ₹1,386 crore.


Raidurg Land Prices Keep Surging

The latest ₹269 crore-per-acre bid is significantly higher than the previous record of ₹237 crore per acre, recorded in Knowledge City in May 2026.

The latest auction also attracted a 52% premium over the reserve price of ₹175 crore per acre, highlighting the intense competition for premium land in Hyderabad.

 


Why Are Developers Paying So Much?

Officials attributed the strong response to investor confidence in Hyderabad and Telangana's long-term growth.

Raidurg has emerged as a major business and investment destination because of its commercial ecosystem, infrastructure connectivity and proximity to established business districts.

The government also believes that conducting auctions in smaller batches has helped create stronger competition and improve price discovery.


What This Means for Hyderabad Real Estate

Record land prices in Raidurg could have a wider impact on Hyderabad’s premium property market. Developers acquiring land at such high valuations may eventually target higher-value residential, commercial or mixed-use developments to justify acquisition costs.

For investors and homebuyers, continued infrastructure expansion and developer interest could strengthen the area's long-term real estate potential, although premium land costs may also push up project prices.
