Noida Sports City Layout Disputes May Reach Authority Board as Homebuyers Seek Clarity

Noida | October 20, 2026: Homebuyers and apartment owners in Noida’s Sports City projects could get a clearer picture on disputed layout changes this week, with the Noida Authority likely to take up objections at its upcoming board meeting.

The proposed review covers Sports City developments in Sectors 79, 80 and 152, where residents have raised concerns over changes to residential, commercial, green and mixed-use areas. The objections are significant for buyers because the final layouts could influence the project’s development, amenities, open spaces and overall density.

What the Noida Authority Is Set to Review

The Authority is expected to consider objections raised by homebuyers and apartment owners against revised layouts of various Sports City projects. Officials said the layouts will be finalised after the pending issues are examined.

The board meeting is expected to be held on October 23, while officials are preparing proposals for the agenda after the Authority office reopens on October 21.

If the objections relating to Sports City Plot-1 and projects in Sectors 150, 152 and 78-79 are resolved in time, these matters could also be placed before the board.

Why Homebuyers Are Raising Objections

Residents have alleged that changes proposed by some developers have resulted in increased commercial areas, altered site allocations and use of land beyond permitted limits.

For homebuyers, the concern goes beyond the layout on paper. Any significant change in land use or density can affect the amount of green space, sports infrastructure, residential development, traffic movement and other facilities promised within a large-scale project.

Residents have therefore sought clarity on whether the revised plans remain within the stipulated development norms.

Sports City Has a Long and Complicated History

Noida’s Sports City plan dates back to 2004, when the Authority envisioned creating major sports infrastructure in preparation for the Commonwealth Games.

Four schemes were subsequently launched between 2010-11 and 2015-16, covering around 32.3 lakh square metres, or 798 acres. Under the original framework, around 70% of the area was earmarked for sports facilities.

However, the projects later faced regulatory and approval-related hurdles. The Noida Authority halted development activities, including map approvals and occupancy-related processes, in January 2021.

The issue subsequently remained tied to scrutiny over the implementation of the Sports City schemes and the approvals granted to developers.

A Key Development Has Already Taken Place in Sector 150

The latest developments come after the Noida Authority informed the Supreme Court that it had approved the revised master layout plan for Sports City Plot 02 in Sector 150.

That approval is important because it could help remove one of the major hurdles that had affected the project's development.

However, the wider Sports City matter involves multiple projects and layouts, meaning individual developments may still face separate questions relating to approvals, land use and compliance.

What This Means for Noida Homebuyers

For existing buyers, the board's consideration could be an important step towards greater clarity on the future configuration of their projects.

Buyers should particularly track:

  • Whether the revised layout receives final approval.
  • Changes in residential and commercial land allocation.
  • The extent of green and open spaces.
  • Proposed sports facilities and other common amenities.
  • Changes in development density or site utilisation.
  • Whether pending approvals could affect construction or possession timelines.

For prospective buyers, the situation also highlights why the approved layout and development permissions should be checked before purchasing in large township or Sports City projects.

What Happens Next

The immediate focus is on the Noida Authority board meeting expected on October 23. The Authority will decide which proposals are taken up and how objections relating to the revised layouts are addressed.

The outcome could provide greater clarity for homebuyers waiting for projects to move forward, while also determining whether further revisions or regulatory steps are required before the layouts are finalised.

For buyers already invested in Sports City projects, the next board decision will therefore be worth watching closely—not just for construction progress, but for what the final approved layout means for their homes, amenities and surrounding development.
