Sobha Profit Falls 55% to ₹32.95 Crore Despite Strong Growth in Property Sales

New Delhi | October 20, 2026: Sobha Ltd reported a sharp decline in quarterly profit even as its real estate business recorded strong sales growth during the September quarter. The Bengaluru-based developer’s consolidated net profit fell 54.6% to ₹32.95 crore in Q2 FY27 from ₹72.52 crore a year earlier, while real estate sales value increased 16% year-on-year to ₹2,206 crore.
The contrasting numbers highlight an important trend for the property sector: strong home sales do not always translate into higher quarterly profits, particularly when revenue recognition and project execution cycles affect financial results.
Profit Drops Despite Higher Property Sales
Sobha’s consolidated profit after tax declined substantially during the quarter ended September 30, 2026.
Net profit fell from ₹72.52 crore in Q2 FY26 to ₹32.95 crore in Q2 FY27, representing a 54.6% year-on-year decline.
At the same time, real estate sales value increased 16% to ₹2,206 crore, showing that buyer demand remained comparatively strong despite the weaker bottom line.
Revenue Falls 31% in the September Quarter
The company’s consolidated total income declined 30.8% to ₹1,017.21 crore during Q2 FY27 from ₹1,469.32 crore in the corresponding quarter last year.
The decline in income came even as the company reported stronger sales bookings, reflecting the difference between sales value generated from property bookings and revenue recognised in the financial statements.
For property developers, this distinction can be important because project construction and completion schedules can influence when sales are recognised as revenue.
First Half Sales Hit a Record ₹5,862 Crore
Sobha’s performance becomes stronger when viewed across the first six months of FY27.
The company recorded its highest-ever sales value of ₹5,862 crore during H1 FY27, marking a 47.2% increase from the same period last year.
Collections also increased to ₹4,009 crore, up 4.8% year-on-year.
The numbers indicate that while quarterly profitability was under pressure, the company's sales pipeline and cash collections remained relatively robust.
Nearly 8 Million Sq Ft Launched Across Three Markets
During the first half of FY27, Sobha launched 7.92 million sq ft of saleable area through five projects.
The projects were launched across Bengaluru, Gurugram and Calicut, with an estimated sales potential of approximately ₹11,200 crore.
The pipeline gives the developer significant inventory to monetise in the coming quarters, provided demand remains supportive across these markets.
Average Sales Realisation Crosses ₹15,500 Per Sq Ft
Sobha reported an average sales realisation of ₹15,522 per sq ft during the September quarter.
The figure reflects the pricing and product mix of homes sold during the period and provides an indication of the segment in which the developer is operating.
Collections during Q2 FY27 stood at ₹2,084 crore, providing continued cash flow support for ongoing construction and future project development.
Financial Position Remains Strong
Despite the decline in quarterly profit, Sobha's balance sheet remained in a net cash position.
Net debt stood at negative ₹340 crore, while the company's net debt-to-equity ratio was negative 0.07.
During the quarter, the company also paid a final dividend of ₹6 per equity share for FY26, amounting to approximately ₹64.17 crore.
What It Means for Homebuyers and the Property Market
Sobha’s results show that India's residential market can continue generating strong sales even when a developer's reported quarterly profit moves in the opposite direction.
For homebuyers, the more important indicators may be project launches, construction progress, collections and the developer's financial strength rather than quarterly profit alone.
For investors and the wider real estate sector, Sobha's record first-half sales suggest that demand for branded residential projects remains healthy in key urban markets.
What Happens Next
Sobha enters the second half of FY27 with a substantial development pipeline and nearly ₹11,200 crore of estimated sales potential from projects launched during the first six months.
The key factor to watch will be whether strong sales bookings and collections translate into improved revenue and profitability in subsequent quarters.
For Grihik readers, the takeaway is clear: Sobha's Q2 numbers present a mixed picture — quarterly profit has fallen sharply, but property sales, first-half bookings and project launches point to continued underlying housing demand.
