Gurugram’s Senior Living Market Draws NRIs and Affluent Retirees

Gurugram | October 20, 2026: Gurugram is emerging as one of North India’s most promising senior living markets, with affluent retirees, NRIs and corporate executives planning their post-retirement years driving demand for premium housing designed around comfort, healthcare and managed community living.
The shift is also attracting major developers. DLF’s Aureva in Sector 63 has already recorded ₹1,985 crore in sales from 172 units and achieved a complete sellout, while Signature Global and Krisumi Corporation are preparing their own senior-focused offerings in the city.
Why Gurugram Is Emerging as a Senior Living Hub
India’s senior living market remains concentrated in southern cities such as Chennai, Coimbatore and Bengaluru, which together account for nearly 60% of the market.
North India currently represents around 20% of the senior living market, and Gurugram is increasingly standing out within the region because of its affluent residential base, healthcare ecosystem and demand for premium housing.
The city's senior living segment is moving beyond the traditional retirement-home concept, with buyers looking for independent homes combined with amenities, security, wellness facilities and access to professional care.
NRIs and Executives Are Buying Before Retirement
The market is no longer limited to senior citizens looking for an immediate home.
NRIs planning to return to India after retirement, repeat buyers of established developers and senior corporate executives planning their future are becoming important customer groups.
Some buyers are purchasing homes for their own future use, while others are securing professionally managed residences for ageing parents.
This creates a distinct buyer profile that combines end-user requirements with long-term real estate ownership considerations.
DLF’s ₹1,985 Crore Sellout Signals Strong Demand
DLF's luxury senior living project Aureva in Sector 63, Gurugram, has provided one of the strongest indications of demand in the segment.
The project generated ₹1,985 crore in sales from 172 units and was subsequently reported as completely sold out.
NRIs accounted for 25% of buyers, while among Indian purchasers, around 65% came from Delhi-NCR and 10% from other parts of the country.
The response suggests that premium senior housing can attract buyers well beyond the immediate retirement community surrounding the project.
Signature Global Plans 164-Unit Senior Living Project
The development pipeline is expanding further.
Signature Global has partnered with senior-living operator Manasum to develop Manasum Varishta at Signature Global Sarvam in Sector 37D, Gurugram.
The project will have 164 units, with an estimated sales potential of around ₹575 crore. The development is planned around three-bedroom apartments measuring approximately 1,815 sq ft and 1,840 sq ft, with an expected price of about ₹3.7 crore per unit.
The entry of a specialised senior-living operator alongside a major residential developer reflects the sector's increasing focus on operational expertise rather than simply building larger homes.
Krisumi Also Eyes the Senior Living Opportunity
Krisumi Corporation, the Indo-Japanese real estate joint venture, is also preparing a senior living offering in Gurugram.
Its proposed concept is expected to focus on health, wellness and support for age-related conditions, including arthritis and dementia. The company has been exploring the segment as part of a broader shift towards specialised residential communities.
For Gurugram, the arrival of multiple developers could help establish senior living as a more recognised residential category rather than a niche housing product.
Senior Living Is Becoming a Real Estate and Healthcare Model
The industry's next challenge will be moving beyond luxury apartments and creating reliable systems for healthcare, assisted living and long-term care.
Senior living projects increasingly need to combine housing, healthcare, hospitality, wellness and community services as residents grow older.
This is particularly important for NRIs and families living in other cities, who may place greater emphasis on professional management, emergency support and dependable care services than on the apartment itself.
The Opportunity Is Moving Beyond Gurugram
The senior housing opportunity is also spreading to other Indian cities.
India's senior housing market is estimated at around $4.31 billion in 2026, with established markets including Bengaluru, Hyderabad, Pune and Chennai. At the same time, cities such as Coimbatore, Kochi, Mysuru, Jaipur, Chandigarh, Mohali, Panchkula and Dehradun are gaining attention as potential senior living destinations.
Lower land costs, established communities, improving healthcare infrastructure and lifestyle appeal could make Tier-2 cities increasingly competitive with expensive metros.
What This Means for Property Buyers and Investors
The growth of senior living is creating a new segment within India's residential real estate market.
For buyers, the key consideration is no longer just the size or location of the apartment. Healthcare access, emergency services, maintenance standards, community management, assisted-living provisions and long-term care arrangements could determine the actual value of a senior living property.
For developers, the strong response to premium projects indicates an opportunity—but also raises the bar. Projects will need to demonstrate credible operations and care infrastructure rather than relying only on luxury amenities.
What happens next: More developers are expected to test the senior living market in Gurugram and other major and Tier-2 cities. The segment's long-term success will depend on whether developers can turn premium retirement housing into dependable, professionally managed communities that remain useful as residents' care needs evolve.
