DDA Offers 25% Discount on 2,516 Narela LIG Flats Starting at ₹14.95 Lakh

New Delhi | October 20, 2026: Affordable housing in Delhi is getting another push as the Delhi Development Authority (DDA) has announced a 25% discount on 2,516 LIG flats in Narela, bringing the starting price to around ₹14.95 lakh.

The flats are being offered under the DDA Housing Investment Scheme 2026, with bookings set to open from 12 noon on October 20 on a first-come, first-served basis. The move is aimed at attracting buyers to DDA's completed housing inventory in Narela.

Where Are the 2,516 Flats Located

The flats are located in Sector G-2 to G-6 of Narela, across two pockets.

  • Pocket 3: 1,020 flats
  • Pocket 6: 1,496 flats
  • Total: 2,516 flats

Each flat measures approximately 49.90 square metres, including the shared/common area.

₹14.95 Lakh Starting Price After Discount

The 25% discount makes these flats considerably more accessible to buyers looking for lower-cost housing within Delhi.

However, the advertised price should not be treated as the complete acquisition cost. DDA has clarified that certain charges will be payable separately at the time of allotment.

This makes it important for prospective buyers to calculate the total cost of purchase, rather than comparing properties only on the basis of the discounted base price.

₹2,500 Registration Fee and ₹1 Lakh Booking Amount

New applicants will have to pay a one-time, non-refundable registration fee of ₹2,500.

At the time of booking the flat, buyers will also have to deposit ₹1 lakh.

Applicants who are already registered with DDA do not need to register again and can proceed through the housing portal, subject to the scheme's applicable conditions.

Maintenance and Other Charges Are Extra

The discounted price does not include certain additional charges.

According to DDA's scheme details, buyers may have to pay separately for maintenance, water connection and conversion charges, wherever applicable. These amounts will be collected when the allotment letter is issued.

For buyers working with a limited budget, these additional costs could therefore make a meaningful difference to the final amount payable.

Why the Narela Scheme Matters for Homebuyers

The latest discount gives buyers another opportunity to consider a relatively low-cost housing option within Delhi. The starting price of ₹14.95 lakh places the flats in a segment that could appeal particularly to LIG buyers seeking an entry-level home.

At the same time, buyers should evaluate factors beyond the price, including location, connectivity, surrounding development, available amenities, maintenance costs and future resale or rental prospects.

What Buyers Should Check Before Booking

Before committing the ₹1 lakh booking amount, prospective buyers should carefully go through the DDA scheme booklet and verify:

  • Final flat price after the applicable discount
  • Additional charges payable at allotment
  • Flat location and floor
  • Carpet/built-up area details
  • Payment schedule
  • Eligibility and allotment conditions
  • Maintenance and other recurring expenses
  • Connectivity and existing infrastructure around the project

What Happens Next

Bookings for the 2,516 Narela LIG flats are scheduled to begin at 12 noon on October 20, 2026, with allotment based on the first-come, first-served mechanism under the scheme.

For buyers considering affordable housing in Delhi, the combination of a 25% discount and a starting price of ₹14.95 lakh could make the scheme worth evaluating. But the final decision should be based on the complete cost and the property's suitability for the buyer's long-term needs.
