Lucknow Development Authority Moves to Expand Naimish Nagar With Second Phase

Lucknow | October 20, 2026: The Lucknow Development Authority (LDA) is preparing to seek approval for the second phase of its ambitious Naimish Nagar scheme, which spans around 4,100 acres and is planned to accommodate more than 20,000 plots.
A proposal for the second-phase layout is expected to be placed before the LDA board at its meeting next week. Once the layout receives approval, registration for plots in the second phase can begin.
Second Phase to Open More Land for Development
Naimish Nagar is being developed as a large-scale plotted development scheme by the LDA. The layout for nearly half of the overall area was approved during the first phase, while the remaining portion is now being taken up for approval.
The second phase is expected to significantly expand the number of plots available under the scheme, giving prospective buyers another opportunity to acquire land once registrations open.
First Phase Offers 1,673 Plots
The first phase of the scheme opened for registration on September 24, with the process scheduled to continue until October 24.
The LDA has offered 1,673 plots in different size categories, ranging from 72 square metres to 450 square metres.
The first-phase inventory includes:
- 197 plots of 72 sq m
- 524 plots of 112.5 sq m
- 520 plots of 162 sq m
- 299 plots of 200 sq m
- 103 plots of 288 sq m
- 30 plots of 450 sq m
Plot Price Fixed at ₹3,800 Per Sq Ft
The LDA has fixed the land rate for the scheme at ₹3,800 per square foot.
Applicants can register online by paying an application fee of ₹1,100. The different plot sizes provide options for buyers with varying land requirements and budgets.
Why Naimish Nagar Matters for Property Buyers
The scale of Naimish Nagar makes the scheme significant for Lucknow's expanding property market. A planned development covering thousands of acres can influence surrounding land values, infrastructure activity and future residential growth.
For buyers, however, the most important consideration will be the development of supporting infrastructure alongside the plotted scheme. Roads, connectivity, civic services and nearby commercial facilities will play a major role in determining how attractive individual plots become over time.
Second-Phase Approval Is the Key Next Step
The immediate focus is on securing the LDA board's approval for the second-phase layout. Registration for the new plots is expected to follow only after the layout receives the necessary clearance.
This means prospective buyers interested in the second phase will need to wait for the formal approval and subsequent registration announcement rather than treating the upcoming proposal as an open booking opportunity.
What Buyers Should Check Before Applying
Those planning to participate should keep an eye on the LDA's official registration notification and verify the approved layout, plot dimensions, location, applicable charges and payment conditions before submitting an application.
For property investors, the larger opportunity will depend not just on the entry price but also on how quickly infrastructure and surrounding development progress after the scheme expands.
What Happens Next
The LDA board is expected to consider the second-phase layout proposal next week. If approved, the authority can proceed toward opening registration for plots in the remaining portion of Naimish Nagar.
With more than 20,000 plots planned across the entire scheme, the next phase could become an important addition to Lucknow's plotted-development market.
