FSBO.com Launches PACT to Simplify Home Offers and Negotiations in the US

New York, United States | September 8, 2026: The US homebuying process is taking another step toward digital transactions as FSBO.com has launched the beta version of its Purchase Agreement Creator Technology (PACT). The platform is designed to bring offers, counteroffers and negotiations into a single digital workflow instead of relying on multiple emails, documents and signatures.

For US home buyers and sellers, the technology could make one of the most complicated stages of a property transaction easier to manage. For agents and other housing professionals, it could also reduce administrative work while changing how negotiations are handled.

How PACT Changes the Home Offer Process

PACT allows buyers to initiate an offer directly from a property listing. Sellers can then review the offer, respond to individual terms, make counteroffers, request best-and-final offers and manage competing bids through one interface.

Once negotiations are completed, the system generates a single memorandum of understanding reflecting the agreed terms and maintains a digital record of the negotiation history.

Why This Matters for US Home Buyers

Home offers often involve several rounds of revisions covering price, contingencies, closing dates and other conditions. Keeping track of multiple versions can create confusion for buyers.

A centralised digital workflow could make it easier for buyers to see how terms change during negotiations and maintain a clearer record of what has been agreed.

However, buyers still need to review the final terms carefully and seek professional legal advice where appropriate. FSBO.com's terms state that the company does not provide legal advice or guarantee the legal adequacy of generated documents.

Sellers Could Manage Multiple Offers More Efficiently

The platform could be particularly useful for sellers receiving several offers at the same time.

Instead of managing separate email chains, sellers can compare competing offers, negotiate individual terms and request best-and-final submissions within the same system. This could make the process more transparent and reduce the administrative burden involved in coordinating multiple buyers.

For FSBO sellers, this is significant because technology can potentially reduce some of the friction associated with managing a transaction without traditional brokerage support.

Agents Are Still Part of the Process

PACT is not limited to transactions where both sides are unrepresented. The platform is designed to accommodate represented and unrepresented buyers and sellers.

Where an agent is involved, the agent can manage negotiations for the client while the buyer or seller retains visibility over the transaction and remains responsible for reviewing and signing the terms.

This means the technology is positioned more as a digital transaction layer than simply a tool for eliminating agents.

Could This Reduce Transaction Costs

FSBO.com says reducing unnecessary steps could make residential transactions more efficient and potentially lower costs.

For housing professionals, digitising the offer-to-contract stage could reduce repetitive document preparation, coordination and errors. The bigger opportunity is to connect this stage with other parts of the transaction, including financing, inspections, title and closing.

The financial benefit, however, will depend on how widely the platform is adopted and whether other participants in the transaction integrate with the system.

FSBO.com Is Planning a Bigger Digital Overhaul

PACT is part of a broader modernization effort following FSBO.com's acquisition earlier this year by an ownership group led by NEXA Lending CEO Mike Kortas and Homepie CEO Brad Rice. The company had previously announced plans to modernize the platform with technology aimed at simplifying independent home sales.

The next phase is expected to focus on the contract-to-close portion of the transaction. FSBO.com is also working with bevri.ai on technology intended to connect financing, vendors and transaction services.

What This Means for the US Real Estate Industry

PACT reflects a broader shift in the US housing market toward digitising processes that have traditionally remained document-heavy.

If platforms can successfully connect listing, offer, negotiation, financing and closing, home transactions could become faster and easier to track. Agents, lenders, title companies and other professionals may increasingly spend less time coordinating paperwork and more time handling specialised parts of the transaction.

For now, PACT remains in beta and FSBO.com plans to use feedback from its community before a broader rollout.

The bigger question for the US real estate market is whether digital offer and negotiation tools can move beyond convenience and become a standard part of the home transaction process.
