YEIDA Power Upgrade Could Boost Reliability and Property Demand Across Greater Noida

YEIDA plans a 220 kV substation and three 33 kV lines to strengthen power supply for housing societies and support Greater Noida's property growth.
YEIDA Power Upgrade Could Boost Reliability and Property Demand Across Greater Noida

Greater Noida, Uttar Pradesh | September 8, 2026: YEIDA is strengthening the power network across its rapidly developing residential zones with a new 220 kV substation near Sector 22D and three 33 kV power lines planned to supply group housing projects. The upgrade could improve electricity reliability for thousands of residents while strengthening the infrastructure supporting Greater Noida’s expanding residential market.

The transmission network around the YEIDA region is also being expanded as development accelerates across residential and industrial sectors. Existing 220 kV connectivity between Greater Noida and YEIDA has already been commissioned, providing a broader transmission backbone for the region.

Three 33 kV Lines to Support Major Housing Projects

The proposed 33 kV lines will connect residential societies with dedicated power infrastructure. Projects including Gaur Yamuna City, ATC and 3C Homes are expected to benefit from the planned network.

This is particularly important as more group housing projects receive possession and occupancy increases. Reliable electricity is becoming a basic requirement for residents as well as a key factor influencing the attractiveness of large housing developments.

New 220 kV Substation to Strengthen YEIDA Supply

The proposed substation near Sector 22D will add capacity to YEIDA’s electricity network. Additional 33 kV substations are also planned across the area as demand rises.

For the real estate sector, this is significant because large residential and mixed-use developments require dependable power infrastructure before they can support sustained occupancy and commercial activity.

Better Infrastructure Could Support Property Values

Power reliability alone does not guarantee property appreciation, but it can strengthen the overall liveability of a developing location.

For homebuyers, fewer power disruptions can improve the day-to-day experience of living in large housing societies. For developers, stronger infrastructure can make upcoming projects easier to market, particularly in areas where residential construction is expanding rapidly.

Gaur Yamuna City and Nearby Projects Could Benefit

The planned network will be particularly relevant for occupied and upcoming housing projects in the YEIDA region. As more families move into these developments, demand for dependable electricity, roads, water, drainage and other civic services will continue to increase.

Improved infrastructure could also support the growth of nearby retail, schools, healthcare facilities and other services, gradually making emerging residential pockets more self-sufficient.

Infrastructure Is Becoming a Property Investment Factor

For property investors, the development highlights why infrastructure should be assessed alongside the headline price of a property.

Locations with improving power, road and transport networks can become more attractive as residential occupancy increases. However, investors should also evaluate actual project connectivity, delivery timelines and surrounding development rather than relying solely on proposed infrastructure.

YEIDA’s Growth Will Need More Utility Capacity

YEIDA's Master Plan 2031 had identified the need for additional power infrastructure as residential and industrial development expands. The latest projects are intended to align electricity capacity with this growing demand.

The government's active expansion of transmission infrastructure is also visible in the wider Gautam Buddh Nagar region, where new and upgraded substations are being tendered to meet rising power requirements.

What Property Buyers Should Watch Next

The key issue will be the execution and commissioning of the new substation and 33 kV lines. Buyers considering properties in YEIDA should track not only electricity infrastructure but also road connectivity, public transport, social infrastructure and the pace of actual occupancy.

If delivered as planned, the power upgrade could remove one of the infrastructure concerns associated with rapidly urbanising areas and provide a stronger foundation for YEIDA’s residential growth and long-term property demand.
