GDA Auction Brings ₹105.65 Crore as Ghaziabad Property Demand Stays Strong

Ghaziabad, Uttar Pradesh | September 8, 2026: Strong investor interest in key Ghaziabad locations has helped the Ghaziabad Development Authority (GDA) sell 10 properties for ₹105.65 crore in its latest auction. The result offers a fresh signal of demand for residential, commercial and institutional real estate across established parts of the city.
Indirapuram Properties Attract Strongest Interest
The auction included properties in Indirapuram Extension, Gyan Khand-2 and Gyan Khand-3, along with assets in Vaishali Sector 3, Koyal Enclave, UP Border and Brij Vihar.
Two Indirapuram residential plots attracted particularly competitive bidding. A 178.20 sq m plot in Gyan Khand-2 sold at ₹5 lakh per sq m against a reserve price of ₹95,000 per sq m, while a 90 sq m plot in Gyan Khand-3 fetched ₹2.21 lakh per sq m against a reserve price of ₹85,000 per sq m.
Commercial and Institutional Demand Also Visible
The auction was not limited to residential land. GDA sold a shop plot in Gyan Khand-3, two shop plots in the UP Border-Chikamberpur scheme, a group housing plot and primary school plot in Koyal Enclave, and a community centre plot in Vaishali.
This mix indicates that demand is extending beyond housing into commercial and community-oriented development, which can support broader real estate activity in these established neighbourhoods.
₹105.65 Crore Could Strengthen City Infrastructure
The revenue generated through the auction is expected to support roads, infrastructure, civic amenities and other urban development projects.
For property owners and investors, the utilisation of this revenue is important because improvements in roads and public infrastructure can strengthen the long-term attractiveness of surrounding areas. However, the impact on property values will depend on where and how quickly these funds are deployed.
What the Auction Means for Ghaziabad Property Buyers
The strong bidding in Indirapuram suggests that well-connected and established locations continue to command investor attention. For buyers, this reinforces the importance of location, existing infrastructure and future development potential when evaluating Ghaziabad properties.
At the same time, high auction bids should not be treated as a direct indication that every property in the city will appreciate at the same pace. Buyers should assess individual plots, land use, connectivity and development restrictions before investing.
GDA’s Land Auctions Could Create More Development Opportunities
GDA has been using property auctions to monetise its land assets and generate funds for urban development. Earlier this month, the authority had announced an auction of 84 plots across several locations, including residential, commercial and mixed-use properties.
The latest successful sale could encourage further auctions, giving developers and investors additional opportunities to acquire authority-owned land in planned areas.
Ghaziabad’s Real Estate Activity Is Showing Broader Momentum
The auction comes alongside an increase in GDA's development-fee collections, which rose sharply during April-August 2026 compared with the same period last year. This points to increased construction and development activity across the region.
For the property market, the combination of stronger development activity, competitive land auctions and infrastructure spending could support Ghaziabad's next phase of growth.
What Property Investors Should Watch Next
The key factor now will be whether the auction proceeds translate into actual residential, commercial and institutional development. Investors should track upcoming GDA auctions, infrastructure projects and development approvals rather than relying only on auction prices as a measure of future returns.
The latest auction nevertheless provides a positive signal that prime GDA-owned properties in established Ghaziabad locations continue to attract serious investor interest.
