Visakhapatnam Housing Redevelopment Gives 177 Families Free Flats in Velampeta

Visakhapatnam, Andhra Pradesh | September 8, 2026: A ₹40 crore housing redevelopment project in Visakhapatnam has moved closer to construction after 177 families in Velampeta Lakshminagar agreed to temporarily vacate their homes. The Greater Visakhapatnam Municipal Corporation (GVMC) plans to rebuild the settlement at the same location, allowing residents to return to permanent homes without being shifted to another part of the city.

177 Families to Get Free 410 Sq Ft Homes

Under the redevelopment plan, each eligible family will receive a free 410 sq ft flat with a kitchen, bedroom and washroom. Each unit is estimated to be worth around ₹20 lakh.

The multi-storey complex will also include lifts, a community hall, children's play area, green spaces, internal concrete roads and streetlights. Water supply, drainage and sewerage infrastructure are also part of the plan.

GVMC to Pay Rent During Construction

Families will temporarily move into rented accommodation while construction takes place. GVMC will provide ₹3,000 per month as rental assistance until the new homes are ready, with the first six months' support to be paid in advance.

This arrangement reduces the immediate financial burden on residents and allows construction to begin without permanently displacing them from their established neighbourhood.

In-Situ Redevelopment Could Protect Local Property Ecosystems

The project follows an in-situ redevelopment approach, where residents are rehabilitated at their existing location instead of being moved to distant housing.

For the wider real estate sector, this model can help preserve residents' access to nearby jobs, transport and local markets while upgrading the physical quality of the neighbourhood. It can also demonstrate how redevelopment can improve housing conditions without completely disrupting an established community.

Better Infrastructure Could Improve the Local Area

The redevelopment is not limited to replacing existing homes. Internal roads, drainage, sewerage, streetlights, green areas and community facilities are being incorporated into the new complex.

Such infrastructure upgrades can improve the overall liveability of the locality and potentially strengthen its long-term residential appeal. However, any impact on surrounding property values would depend on the quality of execution and broader development in the area.

A ₹40 Crore Project With Wider Urban Development Impact

The ₹40 crore investment represents a significant public housing intervention at the local level. Instead of treating housing insecurity only as a rehabilitation issue, the project combines permanent housing with civic infrastructure and temporary rental support.

For Visakhapatnam, similar redevelopment models could become relevant in other ageing or informal settlements where land is already occupied but housing and basic infrastructure remain inadequate.

What Property Stakeholders Should Watch Next

The immediate priority is construction and ensuring that the promised rehabilitation terms remain aligned with the approved project plan. Residents will also be watching the flat-allotment process, construction quality and completion timeline.

For developers and urban planners, the project offers a potential model for in-situ redevelopment, particularly where communities have deep social and economic connections to their existing locations. GVMC officials have indicated that the new complex is expected to be completed by late 2027.
