Kolkata Home Registrations Fall 12%; Mid-Size Flats Gain Share

The Kolkata Metropolitan Area recorded 41,309 residential apartment registrations from January to September 2026, down 12% from a year earlier, according to Knight Frank India. The data covers both new sales and resales.
What are the key numbers?
-
September: 4,845 registrations, down 9% from 5,302 a year ago and up 2% from August
-
By size: apartments of 501 to 1,000 sq ft rose to 24,002 from 21,358, lifting their share to 58% from 46%
-
Large flats: homes above 1,000 sq ft saw registrations jump 46%, taking their share to 11% from 6%

Where are the deals?
North Kolkata made up 36% of September registrations (34% a year ago) and South Kolkata 31% (down from 38%). Together they were 67%. Among individual areas, Rajarhat had the most registrations at 380, followed by Khardaha (335) and Dum Dum (305).
Is the slowdown new?
No. In the first half, registrations were down 14% at 26,207, which Knight Frank linked to the West Bengal Assembly election period and a high base last year.
What does Knight Frank say?
Chairman and managing director Shishir Baijal said the changing mix shows buyers moving toward homes that offer more space and functionality, even as overall activity moderates.
How does it fit with other data?
Anarock reported Kolkata sales down 4% to 3,980 units in Q3, so both primary-market and registration data show a slower year.
