Mumbai Navratri 2026: Property Registrations Fall 25% to 4,680

October 26, 2026 | Mumbai recorded 4,680 property registrations during Navratri 2026, down 25% from 6,238 in the same festive period last year, according to Knight Frank India. Registration revenue fell 15% to Rs 499 crore from Rs 587 crore. The data covers Mumbai city within the BMC limits for October 11 to 19, 2026.

Why is the headline number misleading?

The two festive periods were different lengths. Navratri 2026 lasted nine calendar days, including two Sundays, leaving seven registration days. Navratri 2025 lasted ten days with one Sunday, leaving nine. Per working day, registrations were 669 this year against 693 last year, a fall of about 3.5%, and above the 650 a day in 2024.

What are the numbers across three years?

  • 2024: 5,199 registrations, up 13%, with Rs 502 crore in revenue
  • 2025: 6,238 registrations, up 20%, Rs 587 crore
  • 2026: 4,680 registrations, down 25%, Rs 499 crore

Compared with 2024, this year's total was 519 registrations (about 10%) lower, though daily volumes were higher. Average daily revenue was about Rs 55 crore, against Rs 59 crore in 2025 and Rs 56 crore in 2024.

Why did revenue fall less than registrations?

Revenue fell 15% against a 25% fall in registrations. Knight Frank said this could reflect the value mix of transactions, though the figures alone do not show whether higher-value homes made up a larger share.

What does Knight Frank say?

Chairman and managing director Shishir Baijal said registrations moderated against last year's high base, daily registrations stayed above 2024 levels and revenue fell less sharply than volumes. He added that the next phase will depend on demand across price segments and how well supply matches buyer preferences.

What about the rest of the festive season?

Dussehra falls on October 20 and Diwali on November 8, so more festive buying is still ahead. The RBI also raised the repo rate to 5.50% on October 7, which may have weighed on price-sensitive buyers.
