Raigad, Maharashtra | September 8, 2026: A major planning exercise by the Mumbai Metropolitan Region Development Authority (MMRDA) could give a clearer direction to property development across emerging growth areas of Raigad. The authority has initiated development mapping across around 166 sq km covering the Neral, Karjat, Poynad and Alibag surrounding notified areas.

The exercise is important for property buyers, landowners and developers because the mapping will establish a detailed picture of land ownership, existing land use and development conditions before formal Development Plans are prepared.


Why MMRDA Is Mapping 166 Sq Km

MMRDA has appointed a consultant to undertake aerial surveys, ground verification and GIS-based mapping across the notified growth clusters.

The work will include collection of land ownership details, cadastral mapping, verification of existing land use and land-cover data and preparation of a GIS-based base map.

This base map will become an important planning document before decisions are taken on future zoning, roads, infrastructure and development regulations.


Raigad Areas Coming Under the Planning Exercise

The notified areas include 13 villages from Ambernath taluka in Thane and 11 villages from Karjat taluka in Raigad under the Neral Surrounding Area.

The Karjat Surrounding Area covers another 28 revenue villages, while the Poynad and Alibag Surrounding Areas cover 11 villages each in Alibag taluka. Maharashtra appointed MMRDA as the Special Planning Authority for these areas through notifications issued on May 19, 2026.

The move also transferred planning responsibility for the Alibag surrounding area from CIDCO to MMRDA.

For buyers looking at land in Karjat, Neral, Poynad or Alibag, the mapping exercise is significant because future development will increasingly be guided through a formal planning framework.
