Sugee Group Enters Thane With 52-Acre Waterfront Commercial Development

Thane, Maharashtra | September 5, 2026

Sugee Group has entered the Thane real estate market with Sugee Lake District, a 52-acre waterfront mixed-use development in Thane West. Located opposite Korum Mall near Cadbury Junction in Khopat, the project will combine Grade A++ commercial offices with retail, hospitality and lifestyle facilities.

Fronting the Eastern Express Highway, the development is planned as a business and lifestyle destination, with its first commercial component comprising a ground-plus-45-storey office tower.

First Commercial Tower to Offer Offices From 800 Sq Ft

The first tower will offer commercial office units ranging from approximately 800 sq ft to 6,000 sq ft. Adjacent units can also be combined, allowing businesses to expand their workplace within the development.

Typical floor plates are planned at around 46,000 sq ft, targeting independent professionals, growing companies, established businesses, investors and brands.

Six-Acre Lakefront Promenade Planned Within Development

Sugee Lake District is being designed around a waterfront setting, with a proposed six-acre lakeview promenade forming a key part of the larger development.

The project will also include high-street retail, restaurants, fine dining and hospitality facilities, creating a mixed-use environment that is intended to remain active beyond conventional office hours.

Commercial Project Targets Premium Workplace Demand

The Grade A++ development is positioned as more than a conventional office building. Planned amenities include a rooftop lounge, café, fitness centre, steam room, pickleball court, turf and indoor games room.

Additional facilities such as a crèche, pet crèche, medical room and red-light therapy room are also proposed.

The mix of office, retail and lifestyle facilities could strengthen the project's appeal to companies seeking premium commercial addresses in Thane.

Green Building Focus Added to Commercial Development

Sugee Lake District has been registered under LEED (Leadership in Energy and Environmental Design), an internationally recognised green building rating system.

According to the developer, the registration reflects an emphasis on resource efficiency, environmentally responsible design and high-performance commercial spaces.

For occupiers and investors, green-building credentials are increasingly becoming a consideration in commercial real estate as businesses focus on operating efficiency and sustainability.

High-Speed Elevators and Large Office Infrastructure Planned

The proposed commercial tower will feature 46 high-speed passenger elevators, along with dedicated service elevators.

The building is also planned with prominent frontage and offices overlooking the lake and Thane city, positioning views and workplace amenities as part of its premium commercial offering.

Thane Connectivity Could Support Future Commercial Growth

The project's location provides access to the Eastern Express Highway and established residential and commercial areas of Thane.

The developer has also highlighted several planned and expanding infrastructure links, including the Thane Metro network, Thane Coastal Road, Borivali–Thane Twin Tunnel, proposed Bullet Train station, redevelopment of Thane railway station and Thane Integral Ring Metro.

Regional connectivity is also expected to benefit from links to the Samruddhi Expressway, Mumbai–Vadodara Expressway, Virar–Alibaug Multimodal Corridor and Goregaon–Mulund Link Road.

Sugee Group Makes Thane Its Next Growth Market

The Thane entry gives Sugee Group exposure to one of the Mumbai Metropolitan Region's established residential and commercial markets.

With a large mixed-use land parcel, waterfront positioning and planned transport improvements around Thane, the development could add to the city's premium commercial supply and create a new destination for businesses and investors.

For commercial property buyers, however, factors such as office pricing, lease demand, maintenance costs, possession timelines, approvals and actual infrastructure delivery will remain important before making an investment decision.
