Lucknow, Uttar Pradesh | September 5, 2026: Lucknow-based real estate developer Shalimar Corp Ltd has acquired around 3 acres of land in Lucknow for ₹450 crore, marking one of the city's largest land transactions and a significant deal in India's Tier-2 property markets.

The acquisition highlights growing developer confidence in prime locations as demand shifts beyond affordable housing towards planned communities, premium homes and modern amenities.


₹450 Crore Deal Highlights Rising Value of Prime Lucknow Land

Shalimar Corp acquired the land through a government auction, describing it as one of the last available parcels in a prime location in Lucknow.

The deal comes as developers increasingly compete for well-located land in established urban markets, where limited availability can support higher land values and premium residential development.


Tier-2 Cities Are Seeing Stronger Developer Interest

The Lucknow acquisition reflects a broader trend across India's Tier-2 cities. According to data cited in the report, 111 land deals covering around 3,000 acres were recorded in FY 2026, with about 520 acres acquired across Tier-2 cities.

Shalimar Corp Plans ₹4,000 Crore of New Projects

The company has launched projects worth around ₹6,000 crore over the past three years and plans to launch projects worth approximately ₹4,000 crore in FY 2026-27.

Shalimar has also entered Varanasi, which it considers a key growth market because of religious tourism, its growing significance as a spiritual destination and large infrastructure investments.

The developer has delivered more than 60 projects covering over 21 million sq ft of premium real estate and is also executing township projects in Lucknow.


Land Scarcity Could Push Developers Towards Larger Investments

The latest acquisition also underlines the increasing cost of securing development land in major Tier-2 markets.
