Pune, Maharashtra | September 5, 2026: Maharashtra is preparing to introduce GIS-linked maps in property sale deeds from October, replacing the traditional system of describing plot boundaries through directions, landmarks and adjoining properties.

The first phase is expected to cover 10 districts, with the system eventually planned for wider implementation across the state. The move could make property identification more precise and reduce boundary-related disputes and fraudulent transactions.


Sale Deeds Could Soon Carry Precise Digital Property Maps

At present, property documents generally identify land through descriptions such as the eastern, western, northern and southern boundaries, along with nearby roads, buildings or survey numbers.

Under the proposed GIS-linked system, the property recorded in a sale deed would be connected to its precise location on a digital map, giving buyers and authorities a more reliable way to identify the land being transferred.


Land Measurement May Become Part of Registration Process

The Department of Land Records has proposed conducting 'mojini' or land measurement before registration in 10 districts during the initial phase.

After government approval, officials are expected to prepare a standard operating procedure and integrate the K-Prat digital land measurement system with the registration department.

This could allow land measurements to be verified before a transaction is formally registered.

 


GIS System Aims to Reduce Property Boundary Disputes

Ambiguous boundary descriptions can create problems when land records are fragmented or adjoining claims overlap. A GIS-linked sale deed could provide an additional digital reference for identifying the exact property.

The proposed system is expected to help authorities detect overlapping land claims, discrepancies and potential irregularities before or during property transactions.


Land Records and Building Data to Be Integrated

The planned system is expected to bring together multiple types of government information, including land ownership records, building footprints and other departmental data.

Until detailed ground-level surveys are completed, high-resolution satellite imagery may be used to establish accurate digital property locations.

The broader objective is to create a system where property transactions can eventually be viewed and verified through a GIS-based framework.


Homebuyers Could Get Stronger Property Verification

For homebuyers, the biggest potential benefit is greater confidence that the property mentioned in the sale deed corresponds to the actual land being purchased.

A digital location reference could also make future resale, inheritance, financing and other property-related transactions easier by reducing dependence on physical landmarks and potentially inconsistent descriptions.

 


Maharashtra's Property Registration System Is Moving Towards Digital Verification

The GIS initiative is expected to complement other registration reforms, including Aadhaar-linked registration, land measurement requirements and model stamp duty offices.

The Centre has also been working with states to develop the technology and infrastructure required for GIS-based property registration.


What Property Buyers Should Watch Before October

The first phase will depend on departmental integration, government approval and preparation of the required operating procedures. The exact 10 districts to be covered initially will therefore be important for buyers and property professionals to watch.
