Signature View Apartments Redevelopment Faces Delays as DDA Speeds Up Construction Testing

New Delhi, Delhi | September 1, 2026: The redevelopment of Signature View Apartments in Delhi continues to face delays as the Delhi Development Authority (DDA) works to speed up the collection of construction samples required for quality assessment.

DDA plans to hire temporary workers to provide electricity and lighting across all 12 blocks of the complex so that the Central Bureau of Investigation (CBI) can complete its remaining sample collection.

Around 340 Samples Still Need to Be Collected

The CBI has already collected most of the samples required as part of its investigation into alleged corruption and criminal conspiracy linked to the apartments' substandard construction.

Around 340 additional samples related to reinforcement quality are still expected to be collected. The samples will be examined by Delhi Technological University (DTU) to assess the quality of construction materials used in the complex.

DDA officials said the remaining testing and approvals need to be completed before demolition can begin.

Demolition Could Take Four to Five Months

Once the required approvals are secured, DDA expects the demolition of the existing structure and removal of debris to take around four to five months.

The complex has 12 blocks with 336 apartments.

The redevelopment process cannot move fully ahead until the ongoing investigation, approvals and legal issues are resolved.

Residents Have Already Vacated Their Homes

Residents have been living away from the complex for more than a year after vacating their homes in 2025.

According to residents, DDA had indicated that the redevelopment could take around three years, but demolition has yet to begin.

The delay has created additional difficulties for families living in rented accommodation, particularly senior citizens and students who now have longer daily commutes.

Residents are receiving rent support from DDA, although they say the amount has increased by only around 10% over the initial rent offered during the first year.

Legal Issues Are Also Holding Up Redevelopment

The redevelopment is facing another hurdle in the form of a pending case in the Delhi High Court concerning the project's Floor Area Ratio (FAR) and the number of flats that can ultimately be constructed on the site.

Residents have challenged DDA's proposal to use additional FAR to increase the number of flats in the redevelopment.

At the same time, the CBI's investigation and pending approvals are affecting the demolition schedule.

Why This Matters for Residents and Property Owners

For the affected residents, the issue is not simply about construction delays. Every additional month without demolition and redevelopment means a longer period away from their original homes and continued uncertainty about when they can return.

The project also highlights how construction-quality investigations, legal approvals and redevelopment regulations can significantly affect the timeline of a residential project, even after residents have vacated the property.

What Happens Next

The immediate priority for DDA is to facilitate the CBI's remaining sample collection. Once testing and the necessary approvals are completed, demolition can move forward.

The CBI is expected to complete its work around September 20, according to residents, after which the redevelopment process could progress subject to approvals and court proceedings.

For Signature View residents, the next major milestones will therefore be the completion of construction testing, clearance for demolition and resolution of the pending FAR-related legal issue.
