GDA to Auction 25 Large Plots in Ghaziabad’s Madhuban Bapudham From September 30

Ghaziabad | September 19, 2026: The Ghaziabad Development Authority (GDA) is set to auction 25 large plots in Madhuban Bapudham Yojana, opening a fresh opportunity for developers and investors looking to acquire land for residential and other approved uses.

The auction will be held on September 30 at Hindi Bhawan, while interested bidders must submit their applications by September 25. The plots are spread across different pockets of the Madhuban Bapudham scheme and include group housing, mixed-use, hotel, facility, high school and degree college sites.

25 Plots Put Up for Auction

The GDA has included 25 vacant large plots in the upcoming auction as part of its effort to put unused land in Madhuban Bapudham to development use.

Among these, 12 plots are designated for group housing.

The group-housing plots range from approximately 5,000 sq m to 37,000 sq m, offering relatively large development parcels for residential projects.

The plots are located across A, B and C pockets of Madhuban Bapudham.

Group Housing Plots Could Draw Developer Interest

The size and designated use of several plots could make the auction particularly relevant for builders and institutional investors.

Plots of up to 37,000 sq m provide substantial land parcels for planned residential development, subject to the applicable development rules and approvals.

The auction also includes land designated for:

  • Mixed-use development
  • Hotels
  • Facilities
  • High schools
  • Degree colleges

This could allow the upcoming land allocation to support a wider mix of residential, commercial, educational and hospitality activity within the scheme.

September 25 Is the Application Deadline

Anyone interested in participating in the auction must submit an application by September 25.

Applications can be submitted through the prescribed online or offline process.

The GDA has made it clear that applications received after the deadline will not be accepted.

Only applicants who complete the required process within the deadline will be eligible to participate in the September 30 auction.

Auction to Begin at 10 AM on September 30

Eligible bidders will have to reach Hindi Bhawan at 10 AM on September 30 for the auction process.

Bids will be invited for the individual plots, with the successful bidder to receive allotment according to the applicable rules.

GDA additional secretary Pradeep Kumar Singh said interested participants can apply by September 25 to take part in the auction.

Why Madhuban Bapudham Auction Matters for Ghaziabad Real Estate

The auction could accelerate construction activity within Madhuban Bapudham by bringing currently vacant large parcels into active development.

For the residential market, the availability of multiple group-housing plots could eventually increase the supply of new housing projects.

The mixed-use, hotel and institutional plots could also contribute to the development of supporting commercial and social infrastructure around residential areas.

However, the actual market impact will depend on the pace at which successful bidders obtain approvals and begin construction.

What Developers and Investors Should Check

Prospective bidders should review the complete auction conditions and plot-specific details before participating.

Important checks include:

  • Permitted land use
  • Plot size and location
  • Applicable development norms
  • Building and floor-area permissions
  • Payment conditions
  • Registration and other charges
  • Approval requirements
  • Infrastructure availability
  • Timelines attached to development

For group-housing bidders, the permitted residential development potential will be particularly important in evaluating the economics of each plot.

What Happens Next

The immediate timeline is clear: applications close on September 25 and the auction is scheduled for September 30.

Once the plots are allotted, the next phase will depend on payment, documentation, approvals and development by successful bidders.

If the auction results in timely development, Madhuban Bapudham could see additional residential and mixed-use construction as well as new hotel and institutional facilities.
