Lodha's Call: Premium Homes Hold Up, Rs 1-3 Crore Segment Feels Rate Hike

After its Q2 results on October 30, Lodha Developers held its earnings call on Monday, November 2. Managing director Abhishek Lodha offered a clear message: strong brands and premium homes are selling, but the entry premium segment is more exposed to the RBI's rate hike.

What happened at Beaumont Estate?

Beaumont Estate is a 70-acre project in North Bengaluru. In its first three months after launch, it recorded sales of more than Rs 1,500 crore. Lodha said:

  • homes were priced above Rs 3 crore, with a few units reaching Rs 13 to 14 crore, against competing supply at around Rs 2 crore

  • larger, premium homes drew much more demand than smaller ones

  • the response was encouraging because of product differentiation and a premium lifestyle proposition

What did Lodha say about interest rates?

Asked about the RBI's October hike, he agreed that homes in the Rs 1 crore to Rs 3 crore range are the segment likely to be affected, since those buyers are more sensitive to the cost of borrowing. He argued that for strong brands, demand continues to remain robust.

How were the results received?

Pre-sales of Rs 5,037 crore were slightly below the roughly Rs 5,100 crore HDFC Securities expected, and Investing.com's coverage noted the stock slipped after the results.

What does it tell us about the market?

Together with Prestige's Q2 rise in realisation and Puravankara's 32% price jump, Lodha's call fits a pattern of premium-led growth. It also shows the risk: if rate hikes continue, the mid-income buyer is the first to hold back.

What to watch

Lodha is expanding into Delhi-NCR, where it has launched Lodha Pantheon, and plans a Sohna Road housing project in January-March 2027.
