What is planned?

  • Units: 135 residences across two towers

  • Entry price: from about Rs 6.9 crore, with indicative pricing of about Rs 50,000 per sq ft, excluding taxes

  • Configurations: ultra-luxury homes of roughly 2,674 sq ft and 1,509 sq ft in Tower 6, and homes of about 1,365 sq ft in Tower 7

  • NRIs: priority allotment and virtual site visits are offered to overseas buyers

  • Partners: DLF Home Developers, a wholly owned subsidiary, with Trident Realty

What did phase one do?

DLF entered Mumbai on July 17, 2025, selling all 416 homes in the first phase, across four towers on about 5.18 acres, in less than a week, for bookings of more than Rs 2,300 crore. The overall project covers about 10 acres.

What do registrations and prices show?

Registration data from Zapkey shows EaseMyTrip co-founder Rikant Pittie bought a penthouse for Rs 15.9 crore in November 2025, at about Rs 76,500 per sq ft on a RERA carpet-area basis. According to 99acres, average prices in Andheri West rose from Rs 33,950 per sq ft in January-March 2023 to Rs 39,350 in January-March 2026 and Rs 41,950 in July-September 2026.

Why is Andheri West heating up?

PropEquity's Samir Jasuja said launches above Rs 3 crore in Andheri grew more than ten-fold from 2020 to 2025 to about 1,800 units, with luxury's share rising from about 17% to 49%. Infrastructure also helps, including the coastal road connector, Metro Line 2B progress and a flyover extension.

What to keep in mind

Prices of Rs 50,000 per sq ft are indicative, communicated to channel partners, and can change at launch. DLF recently reported Q2 net profit of Rs 1,301 crore, and its Gurugram luxury retirement project, The Aureva, sold out completely.
