Gurugram Homebuyers Shift to Bigger Homes as 3BHK Demand Rises

Gurugram, Haryana | September 19, 2026: Gurugram's residential market is seeing a clear shift toward larger homes and higher-value properties, with 3BHK apartments emerging as the preferred configuration among Delhi-NCR homebuyers.
The trend is particularly visible across Dwarka Expressway, Southern Peripheral Road (SPR), Sohna Road and New Gurugram, where improving connectivity and infrastructure are supporting demand for larger, amenity-rich homes.
The shift is also visible in budgets, with the ₹90 lakh–₹1.5 crore segment emerging as the most preferred price range in ANAROCK's H1 2026 Consumer Sentiment Survey.
3BHK Homes Preferred by 53% of Delhi-NCR Buyers
The ANAROCK survey covered 8,320 respondents aged 23 to 77 years across 14 cities.
Overall, 48% of respondents preferred 3BHK homes, making them the most sought-after configuration.
In Delhi-NCR, the preference was even higher at 53%.
The survey also found that nearly 5% of buyers preferred 4BHK and larger homes, up from around 3% in H1 2024. Meanwhile, 2BHK homes remained the second-most preferred configuration at 38%.
₹90 Lakh to ₹1.5 Crore Emerges as Key Budget
The move toward larger homes is also reflected in buyer budgets.
According to the survey:
- 34% preferred homes priced between ₹90 lakh and ₹1.5 crore
- 27% were looking at properties above ₹1.5 crore
- Demand for homes below ₹45 lakh has declined over time
This indicates that a larger section of surveyed buyers is considering higher-value homes, although rising prices are simultaneously creating affordability concerns.
Dwarka Expressway and SPR See Stronger Demand
Gurugram's major growth corridors are attracting buyers looking for larger homes with better amenities and connectivity.
Dwarka Expressway, SPR, Sohna Road and New Gurugram are among the areas benefiting from this demand.
Developers and industry executives cited in the report said buyers in these micro-markets are increasingly focusing on:
- Larger living spaces
- Better layouts
- Privacy
- Premium amenities
- Construction quality
- Developer reputation
- Long-term usability
This makes the configuration and overall project planning increasingly important alongside location.
68% Are Buying for Self-Use
The premiumisation of demand is being driven significantly by end-users rather than investors.
The survey found that 68% of respondents were purchasing homes for self-use, while 32% were buying for investment.
This distinction matters because end-users may place greater emphasis on usable space, family requirements, amenities and the long-term functionality of a home rather than only its potential investment return.
Rising Prices Are Not Eliminating Buyer Demand
Higher property prices remain a concern for buyers.
The survey found that 65% of respondents were at least moderately concerned about current price increases, while 40% viewed rising prices as a long-term trend.
Yet purchase intent remained relatively strong:
- 44% planned to proceed with their purchase
- 38% may delay their purchase slightly
- 18% may postpone indefinitely or cancel
Among buyers affected by rising prices, affordability was the biggest constraint at 44%, followed by fewer properties within budget at 32%.
Buyers Are Moving Towards Peripheral Locations
Affordability pressures are also influencing where buyers look for homes.
The survey indicates that some buyers are considering peripheral locations, delaying purchases or temporarily renting as property prices rise.
For Gurugram, this could keep emerging corridors relevant because buyers seeking larger homes may compare established locations with newer development zones where larger configurations are available within their budgets.
New Launches Gain Preference Over Ready Homes
New projects are also attracting greater buyer interest.
Around 34% of respondents preferred new-launch projects, compared with 18% who preferred ready-to-move-in homes.
The survey found that developer reputation was the leading factor when selecting a new project, cited by 34% of respondents, followed by pricing benefits at 21%.
For buyers considering a new launch, this makes the developer's track record, construction quality, delivery history and project approvals important factors alongside price.
What Happens Next for Gurugram's Housing Market
The survey points to a market where buyers continue to want homes, but are becoming more selective about space, functionality, amenities and value for money.
For Gurugram, continued infrastructure development along Dwarka Expressway, SPR, Sohna Road and New Gurugram could support demand for larger residential formats.
At the same time, rising prices mean developers will need to balance larger configurations and premium amenities with the affordability limits of end-users.
For homebuyers, the key question is increasingly not just which 3BHK to buy, but whether the additional space, location and amenities justify the higher overall purchase and financing cost.
