Mumbai, Maharashtra | September 19, 2026: Mumbai's long-awaited Kamathipura redevelopment project has moved into execution, with MHADA signing an agreement with a developer consortium for the redevelopment of the 34-acre precinct.

Work is expected to begin around Diwali, marking a major step toward transforming one of South Mumbai's oldest neighbourhoods into a modern mixed-use urban district.

The cluster redevelopment will cover 724 buildings, around 8,001 residents and tenants, and 15 lanes, while creating new housing, commercial spaces, open areas and civic infrastructure.


34 Acres of Kamathipura to Be Redeveloped

The project covers approximately 34 acres across Lanes 1 to 15.

The redevelopment area includes:

  • 475 cessed buildings
  • 249 non-cessed buildings
  • 14 religious places
  • 2 civic-run schools
  • Around 800 landlords
  • 6,625 residents
  • 1,376 commercial tenants

The scale makes Kamathipura one of Mumbai's significant cluster redevelopment projects, with the potential to reshape the area's built environment and land use.


Construction Expected to Begin Around Diwali

The agreement has been signed between the Maharashtra Housing and Area Development Authority (MHADA) and a consortium comprising Bhagirathi Housing Pvt Ltd and Maathi Developers Pvt Ltd.

MHADA officials said construction is expected to begin in the next couple of months around Diwali.

MHADA Vice-President and CEO Sanjeev Jaiswal said the project will focus on safety, modern living standards and preservation of Kamathipura's historic identity.

A draft master plan is expected to be submitted in mid-October, providing the next major planning milestone.

 


Project to Create Around 900 Additional Housing Units

The redevelopment is expected to generate around 44,000 sq m of housing stock for MHADA.

Through this housing stock, approximately 900 additional housing units are proposed to be created.

The project therefore goes beyond replacing existing buildings. It is designed to introduce additional housing capacity while restructuring the existing neighbourhood.


Commercial and Public Infrastructure Will Also Change

The redevelopment plan includes more than residential towers.

The proposed precinct is expected to include:

  • Commercial spaces
  • Public amenities
  • Open recreational areas
  • Green spaces
  • Internal roads
  • Transportation facilities
  • Modern urban infrastructure

For property owners and businesses in the area, this could gradually change the commercial and residential character of the neighbourhood as redevelopment progresses.

Redevelopment Will Affect Residents and Commercial Tenants

The project involves thousands of existing occupants, including 6,625 residents and 1,376 commercial tenants.

MHADA has constituted a project feasibility committee to determine eligibility and obtain the consent of residents and landowners.

That process will be important because the success of a large cluster redevelopment depends not only on construction but also on rehabilitation, documentation, consent and the orderly transition of existing occupants.


What Happens Next

The project is being implemented under Regulation 33(9) of DCPR 2034, with MHADA acting as the nodal agency and special planning authority.

Tenders were floated in June 2025, while the developer consortium was appointed on April 6, 2026.

With the redevelopment agreement now signed, the next key milestones are the draft master plan, eligibility and consent process, and commencement of construction around Diwali.

If executed as planned, the project will gradually transform 34 acres of ageing and densely built-up South Mumbai real estate into a new mixed-use neighbourhood while adding significant housing and public infrastructure.
