BDA Opens Ekamra Residency Applications With Flats Priced Up to ₹96 Lakh

Bhubaneswar, Odisha | September 19, 2026: The Bhubaneswar Development Authority (BDA) has opened online applications for 496 flats under its Ekamra Residency project at Subudhipur, but the scheme's pricing could make the homes difficult to afford for many middle-class buyers.

Apartment prices under the first phase range from approximately ₹78 lakh to ₹96 lakh, while applications will remain open until October 31, 2026.

The project offers relatively compact 2BHK and 2BHK-plus-study homes along with several lifestyle amenities, making the gap between apartment size and ticket price a key issue for prospective buyers.

496 Flats Offered in First Phase

The first phase of Ekamra Residency includes:

  • 208 2BHK apartments
  • 288 2BHK-plus-study apartments

The project is spread across 7.34 acres at Subudhipur.

The apartments have carpet areas of approximately 665 sq ft and 878 sq ft, depending on the unit configuration.

Prices Start at ₹78 Lakh and Go Up to ₹96 Lakh

The biggest concern for several prospective buyers has been the overall ticket size.

The flats are priced between approximately ₹78 lakh and ₹96 lakh, despite their relatively modest carpet areas.

Real estate observers cited in the report said homes of these sizes would generally appeal to lower- and middle-income households, but the pricing puts them closer to the price range of larger apartments available in some private developments.

The affordability concern is therefore likely to be an important factor for applicants evaluating the scheme.

What Buyers Get at Ekamra Residency

BDA is positioning the project around modern amenities and its location.

The development includes:

  • Covered parking
  • Community centre
  • Gymnasium
  • Rooftop swimming pool
  • Power backup
  • Lifts
  • Security arrangements
  • Common recreational spaces

BDA officials have also highlighted the project's connectivity to major roads, educational institutions and healthcare facilities.

Application Deadline Is October 31

Prospective buyers have until October 31 to submit their online applications.

Applicants must pay:

  • ₹10,000 application fee
  • ₹2 lakh earnest money deposit

The online system will handle application submission, scrutiny, lottery, provisional allotment and subsequent payment processes.

This means buyers should evaluate their financing capacity before paying the initial amount and entering the allotment process.

Why the Pricing Matters for Homebuyers

The scheme illustrates an important issue in urban housing: affordable housing is not determined by apartment size alone.

A 665 sq ft or 878 sq ft home may appear relatively compact, but a ₹78 lakh-plus purchase can still create a substantial monthly financial commitment once the buyer accounts for:

  • Home loan EMI
  • Down payment
  • Registration and other transaction costs
  • Maintenance charges
  • Parking and other applicable expenses
  • Interest over the loan period

For middle-income households, the overall cost of ownership therefore matters as much as the advertised apartment price.

Location and Amenities Could Support Demand

BDA officials maintain that the project benefits from its location and infrastructure.

The combination of planned amenities, connectivity and institutional development around the project could make Ekamra Residency attractive to buyers who prioritise a government-backed housing development.

However, the final demand will depend on whether prospective applicants consider the location and amenities sufficient to justify the project's ticket size.

What Happens Next

Online applications for Ekamra Residency will remain open until October 31.

After the application window closes, BDA's online system will move through scrutiny and the allotment process, including the lottery and provisional allotment stages.

For prospective buyers, the key decision before applying will be whether the ₹78–96 lakh price range fits their household budget and financing capacity relative to the apartment size and available alternatives in Bhubaneswar.
