SBI Acquires Pune Kharadi Commercial Property for ₹414 Crore

Pune, August 22, 2026: State Bank of India (SBI) has acquired a commercial property in Pune’s Kharadi business district for ₹414 crore, strengthening its presence in one of the city's established office and technology corridors.
The transaction includes leasehold rights over 2.12 acres of land at Kharadi Knowledge Park and ownership of a commercial building measuring around 1.84 lakh sq ft.
What SBI Bought in Kharadi
The commercial building consists of a basement, stilt and 15 floors, along with 200 car parking spaces.
The property was acquired from Siddhivinayak Enterprises through a deed of assignment. The transaction attracted stamp duty of approximately ₹28.98 crore.
While SBI now owns the commercial building, the underlying land remains on a leasehold basis.
Why Kharadi Matters to Pune's Property Market
Kharadi has developed into one of Pune's major commercial hubs, with a strong presence of technology companies, financial services firms and global capability centres.
The continued development of office and mixed-use projects has also increased demand for commercial assets in the micro-market.
For the wider property market, SBI's ₹414-crore acquisition highlights continued institutional interest in established office locations with strong employment and connectivity ecosystems.
What It Means for Pune's Commercial Real Estate
The transaction comes at a time when demand for quality office space remains strong across major Indian cities.
Banks and financial institutions are increasingly participating in the commercial property market not only as tenants but also as direct buyers of office assets, particularly as their corporate and operational requirements expand.
What Happens Next
The acquisition gives SBI a sizeable owned commercial facility in an established Pune business district.
For Kharadi, the transaction further reinforces its position as a significant commercial real estate destination and could support continued institutional demand for quality office properties in the corridor.
