Mumbai, August 22, 2026: Mumbai’s luxury housing market is showing strong demand, with 1,499 homes priced at ₹5 crore and above registered for a combined ₹14,903 crore between April and June 2026. That means nearly 16 luxury homes changed hands every day, according to data compiled by Lighthouse Luxury and Zapkey.

The bigger trend is that premium home demand is no longer limited to Mumbai’s traditional luxury addresses. Suburban locations are increasingly attracting high-value buyers.


Worli Still Dominates Luxury Housing

Worli remained Mumbai’s top luxury market by transaction value, with 97 homes registered for ₹2,272 crore.

Lower Parel followed with 81 transactions worth ₹769 crore, while Bandra West recorded 54 deals worth ₹575 crore.


Luxury Demand Is Spreading to Suburbs

Goregaon East recorded 46 luxury transactions worth ₹552 crore, while Andheri West saw 60 deals worth ₹425 crore.

Vile Parle West and Santacruz West also recorded significant luxury transactions.

The growing activity in suburban locations is being supported by redevelopment, larger homes, gated communities and improving connectivity, giving affluent buyers more options beyond established luxury neighbourhoods.

 


₹5 Crore to ₹10 Crore Homes See Stronger Interest

April was the strongest month of the quarter, with 563 luxury homes worth ₹5,726 crore registered.

Registrations fell to 435 in May before recovering to 501 in June. The average transaction value remained close to ₹10 crore, indicating that demand was spread across the broader luxury segment rather than being driven only by ultra-expensive properties.


What This Means for Mumbai Property Buyers

For buyers with a ₹5 crore-plus budget, Mumbai’s changing luxury market means there are now more locations worth comparing.

Established areas such as Worli continue to command premium values, but suburban markets can offer larger homes, newer projects and modern amenities. Buyers should compare the total property cost with connectivity, redevelopment potential, developer reputation and future infrastructure before paying a premium for a location.
