Pune Landlords Face Police Action Over Unregistered Rent Agreements, What Property Owners Need to Know

Pune, August 22, 2026: Property owners renting out homes or operating paying guest facilities in Pune are being urged to register their leave and licence agreements as police intensify tenant verification across the city.

The registration department has advised landlords to use registered online agreements instead of relying only on notarised rent agreements. The move comes after 175 landlords and PG operators faced action over the past two weeks for missing rental documentation or tenant information.

Why Are Pune Landlords Facing Action?

Pune police are checking properties where registered leave and licence agreements or required tenant details are not available in official records.

Action is being taken under Section 223 of the Bharatiya Nyaya Sanhita (BNS) for alleged violations of orders issued under Section 163 of the Bharatiya Nagarik Suraksha Sanhita (BNSS).

The verification drive has covered areas including Kothrud, Deccan, Ambegaon, Narhe, Chatushrungi, Khadki, Lonikand and Loni Kalbhor.

Registered Agreements Automatically Share Tenant Details With Police

One important change for property owners is the integration between the registration department's i-SARITA system and the police CCTNS network.

Once a leave and licence agreement is registered online, tenant information can be shared with the police system automatically.

This means landlords do not have to separately submit the same information where the integrated process applies.

Notarised Rent Agreement May Not Be Enough

For landlords, the distinction between a notarised rent agreement and a registered leave and licence agreement has become particularly important.

The registration department is specifically encouraging property owners to register their agreements online so that tenancy and tenant information is formally recorded.

This can also make it easier for police authorities to verify whether the required rental documentation has been completed.

What Property Owners Should Do

Landlords renting out residential properties or running PG accommodation should:

  • Register the applicable leave and licence agreement online.
  • Ensure tenant details are correctly provided.
  • Keep copies of the registered agreement and relevant records.
  • Follow local police tenant-verification requirements.
  • Update records when there is a change in tenancy.

Why This Matters for Pune Property Owners

Pune has a large population of students, IT professionals, businesspersons and other people living in rented accommodation.

For landlords, proper rental documentation is therefore becoming more than just a paperwork requirement. A registered agreement can help establish a formal record of the tenancy and facilitate tenant verification through the connected government systems.

Grihik Angle

For Pune property owners earning rental income, the key takeaway is clear: don't treat the rent agreement as just a formality.

With police verification becoming stricter, keeping tenant records and rental documentation properly registered can help landlords avoid unnecessary legal and administrative action.

The development is also relevant for tenants, as properly documented rental arrangements can provide a clearer official record of their tenancy.
