Greater Noida’s 46 New Sectors Get a Major Infrastructure Push, 35 Lakh Residents to Benefit

Greater Noida, August 22, 2026: The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing a major infrastructure blueprint for 46 new sectors under Master Plan 2041, with the proposed plan designed to support a projected population of around 35 lakh people.

The upcoming Service Master Plan will focus on essential infrastructure such as water supply, sewerage, drainage and sewage treatment, giving a clearer roadmap for how these new sectors will be equipped as development expands.

46 New Sectors to Get a Detailed Infrastructure Roadmap

YEIDA has appointed Arshia Consulting Engineering Pvt Ltd to conduct surveys and prepare the Service Master Plan within three months.

The plan will determine where and how essential services should be developed according to the expected population and industrial activity in the new sectors.

It will also assess the required capacity and locations of facilities such as sewage treatment plants (STPs) and underground reservoirs (UGRs).

Water and Drainage Planning to Consider Natural Conditions

The consulting company will survey the proposed development areas, including existing natural water sources and drainage patterns.

YEIDA officials said the region has existing natural water-flow and drainage systems. The new infrastructure plan will therefore take these conditions into account while deciding how future drainage and water infrastructure should be developed.

35 Lakh Population Expected Under Master Plan 2041

The infrastructure planning is being undertaken against an estimated population of around 35 lakh people under YEIDA's Master Plan 2041.

This makes advance planning particularly important as residential areas, industrial zones and supporting commercial developments are expected to expand across the region.

For future residents and property buyers, the availability and capacity of basic infrastructure such as water, sewerage and drainage can directly influence the liveability of new sectors.

Earlier Master Plan Will Also Be Reviewed

YEIDA will also examine the earlier Service Master Plan 2031 while preparing the new roadmap.

Any shortcomings identified in the previous plan will be assessed, and recommendations for modifications will be incorporated where required.

Power Infrastructure Plan Also in the Works

Alongside the Service Master Plan, YEIDA is also planning a Power Master Plan 2041.

The authority had earlier prepared a 2031 power plan covering requirements such as electricity lines and substations. The new plan will assess future power requirements as residential and industrial development expands.

What This Means for Greater Noida Property Buyers

Infrastructure planning is particularly important for buyers considering property in emerging development corridors.

A new residential sector may offer attractive pricing today, but its long-term potential also depends on whether water supply, sewerage, drainage, electricity and other civic infrastructure keep pace with construction and population growth.

YEIDA's latest planning exercise indicates that infrastructure requirements are being assessed ahead of the expected expansion of these 46 sectors.

Grihik Angle

For homebuyers and property investors looking at the Yamuna Expressway and Greater Noida growth belt, the key takeaway is that future property value will not depend only on new projects or connectivity.

Basic infrastructure will matter just as much. A well-planned water, sewerage, drainage and power network can make emerging sectors more liveable and strengthen their long-term appeal as residential and investment destinations.
