PepsiCo Leases 91,314 Sq Ft Office Space in Hyderabad for ₹35 Crore

Hyderabad, August 22, 2026: Hyderabad's commercial real estate market continues to attract large global occupiers, with PepsiCo India Capability Center LLP leasing 91,314 sq ft of office space in Kokapet for five years.

The lease is estimated to generate around ₹35 crore in total rent over the agreement period, highlighting continued demand for large-format Grade-A office spaces in Hyderabad.

PepsiCo to Pay Nearly ₹53 Lakh Monthly Rent

The leased space is located on the sixth and seventh floors of Laxmi Infobahn Tower 4 in Kokapet.

According to property registration documents accessed by Propstack, PepsiCo will pay a monthly rent of ₹52.96 lakh, equivalent to ₹58 per sq ft per month.

The agreement includes a 5% annual rent escalation, while PepsiCo has paid a security deposit of ₹4.76 crore.

Why Kokapet Is Becoming a Major Office Corridor

Kokapet has increasingly emerged as an important commercial destination in Hyderabad, supported by infrastructure development and its proximity to established employment hubs.

The arrival and expansion of large enterprises can strengthen demand for office space while also supporting the broader commercial ecosystem around the corridor.

GCC Demand Continues to Support Hyderabad Real Estate

The PepsiCo lease comes amid strong demand from global capability centres and large corporate occupiers in Hyderabad.

Large office transactions have become an important part of the city's commercial property market, with companies increasingly looking for sizeable, high-quality office campuses for their operations.

Hyderabad recorded 4.9 million sq ft of large-format office leasing in H1 2026, with transactions involving spaces above 100,000 sq ft accounting for a significant share of overall leasing activity.

What This Means for Hyderabad Property Buyers and Investors

The deal is primarily a commercial real estate transaction, but it also offers a signal for the wider property market.

Large corporate leases can strengthen the profile of an emerging business corridor by bringing employment, daily footfall and supporting commercial activity into the surrounding area.

For residential buyers and investors, sustained corporate activity in areas such as Kokapet can therefore be an important factor to consider alongside connectivity, infrastructure and upcoming development when evaluating the area's long-term property potential.
