Pranav Constructions IPO Gets 5.69x Demand as Mumbai Redevelopment Attracts Investors

Mumbai, Maharashtra | September 8, 2026: Mumbai's redevelopment market is drawing strong investor interest as Pranav Constructions' ₹351 crore IPO was subscribed 5.69 times on its first day. The strong response comes as the developer looks to raise fresh capital for redevelopment projects across the Municipal Corporation of Greater Mumbai (MCGM) region.
₹351 Crore IPO Fully Subscribed on Day One
The IPO received bids for 12.78 crore shares against 2.24 crore shares on offer, taking overall subscription to 5.69 times.
Non-institutional investors showed the strongest demand with 10.60 times subscription, while the retail portion was subscribed 5.76 times. The qualified institutional buyer portion stood at 87% at the end of the first day.
The issue is priced at ₹118–₹124 per share and will remain open until September 9.
Where Will the IPO Money Go
The IPO includes a ₹315.6 crore fresh issue and a ₹35.43 crore offer for sale by BioUrja India Infra.
A significant portion of the fresh proceeds is planned for redevelopment-related expenses, including government and statutory approvals, acquisition of additional FSI and compensation for alternate accommodation and hardship for residents affected by redevelopment projects. Another ₹91.5 crore is earmarked for debt repayment.
Mumbai Redevelopment Could Get More Capital
The IPO is particularly relevant to Mumbai's property market because Pranav Constructions focuses on redevelopment of existing residential properties rather than only developing new land.
The company had a portfolio of 65 redevelopment projects as of March 2026, including 28 completed projects, 20 under construction and 17 upcoming projects.
