Noida, Uttar Pradesh | September 8, 2026: The Noida Authority has increased land acquisition compensation for farmers as it looks to speed up the development of New Noida, the proposed smart city and industrial hub spread across 209.11 sq km. The revised package is aimed at encouraging landowners to participate in the acquisition process and reducing resistance over compensation.


Compensation Increased to ₹6,459 Per Sq Metre

Under the revised arrangement, compensation for land acquired through mutual agreement has increased from ₹5,324 to ₹6,459 per sq metre.

For farmers receiving a 5% developed residential plot, the earlier cash component of ₹4,224 per sq metre has effectively risen to ₹6,459 per sq metre. This represents a 53% increase in the compensation package's cash component.

In the category without a developed plot, the increase is around 21%.


Developed Plots Could Give Farmers a Stake in New Noida

The developed-plot component is significant because farmers receive a portion of their acquired land in the form of a developed plot that can potentially be used for construction.

Noida Authority officials said the revised package is intended to make farmers partners in the region's future development rather than treating land acquisition only as a compensation exercise.

 


New Noida Will Have Different Rates by Phase

The revised Noida-region compensation rate will not automatically apply across the entire New Noida project.

For Phases 1 and 2, farmers are expected to receive compensation aligned with Greater Noida Authority rates along with 6% developed plots. For Phases 3 and 4, Yamuna Authority's rate will apply along with 7% developed plots.

Greater Noida recently increased its land compensation rate from ₹4,125 to ₹6,415 per sq metre, while the Yamuna Authority raised its rate from ₹4,300 to ₹4,558 per sq metre.


New Noida Covers 84 Villages

The Dadri-Noida-Ghaziabad Investment Region, popularly known as New Noida, covers about 209.11 sq km across 84 villages in Gautam Buddha Nagar and Bulandshahr. The project is being developed under the Master Plan 2041.

The planned city is expected to combine industrial, residential and other urban uses, with more than 40% of the broader development area earmarked for industrial activity. Roads, drainage, sewage, water and power infrastructure are planned to support future industrial and commercial development.


Land Acquisition Will Take Place in Four Phases

The project has a long-term development schedule extending to 2041:

  • Phase 1: 3,165 hectares by 2027
  • Phase 2: 3,798 hectares by 2032
  • Phase 3: 5,908 hectares by 2037
  • Phase 4: 8,230 hectares by 2041

The first phase covers 37 villages, making agreement with landowners critical to keeping the project's infrastructure and development plans on schedule.

 


What the Compensation Hike Means for Property Markets

The revised compensation package could help accelerate land acquisition, which is an important milestone for New Noida's future urban development.

For property buyers and investors, faster acquisition and infrastructure execution could gradually improve connectivity, employment potential and development activity in the wider Noida-Greater Noida-Bulandshahr belt. However, any investment decision should be based on actual infrastructure progress, approved land use and official development plans rather than future expectations alone.


Farmers Still Seek Higher Compensation

The revised package has not completely resolved concerns among farmers. Farmer organisations have argued that the new rates remain below their expectations, with some demanding compensation of ₹10,000 per sq metre. Protests have also been announced over compensation and pending abadi-related issues.

For New Noida to move ahead smoothly, reaching broader consensus with landowners will remain one of the most important steps in the project's first phase.
