Jharkhand RERA May Adopt Bihar’s Online Model to Protect Homebuyers and Curb Delays
RANCHI, August 24, 2026: Buying a home in Jharkhand could become more transparent if the state RERA adopts key features of Bihar RERA’s online system. A workshop organised by the Jharkhand Real Estate Regulatory Authority in Ranchi discussed how technology can improve project registration, approvals and protection of homebuyers’ rights.
Bihar’s Online System Draws Attention
During the workshop, Bihar RERA Chairman Vivek Kumar Singh explained how online processes have improved transparency in the state.
The system connects the real estate project lifecycle with technology. Before a project is registered, promoters can undergo online self-scrutiny, with applications accepted only after mandatory documents are submitted.
Land documents, building plans, fire NOCs and other approvals can also be verified online.
Random File Allocation to Reduce Discretion
One of the key features discussed was the random allocation of files.
The system is designed to reduce the possibility of arbitrary handling of applications and standardise the process of raising queries. Promoters can also receive counselling when required.
For homebuyers, this could mean greater visibility into whether a project has completed the necessary regulatory requirements before they make a purchase decision.
Jharkhand May Adopt Useful Features
Jharkhand RERA Chairman Ajay Kumar Singh said Bihar RERA's experience and technology-driven systems were shared during the workshop.
If required, useful elements of the Bihar model could be implemented in Jharkhand RERA.
The workshop covered RERA registration, responsibilities of builders and homebuyers, penalties for violations and the rights of flat buyers. Builders, promoters, landowners, homebuyers, banks, financial institutions and other stakeholders participated.
Registered Project Information Available Online
The workshop also highlighted the growth of RERA registrations and complaints in Bihar.
Project registrations increased significantly, with the number reaching 1,192 in 2025-26, compared with the much lower level reported in 2020-21. The number of cases filed also increased from 30 in 2020-21 to 111 in 2025-26.
The online system allows people to check information about registered projects from home.
