MEERUT, August 24, 2026: If you are looking for a residential plot or a ready-to-move MIG house in Meerut, the Uttar Pradesh Housing and Development Board has opened an e-auction opportunity in Jagriti Vihar Extension. The properties are being offered at reserve prices starting from around ₹55.31 lakh, with buyers required to deposit 5% as the booking amount.


What Is Being Auctioned

The e-auction includes both residential plots and MIG houses under Jagriti Vihar Extension Scheme No. 11.

The lowest-priced property mentioned in the scheme is a 75 sq m MIG house, with a reserve price of ₹55.31 lakh.

At the higher end, a 264.5 sq m residential plot has a reserve price of ₹1.92 crore.


How Much Money Is Needed to Participate

Buyers have to deposit 5% of the reserve price as the booking amount to participate in the auction.

For example:

  • 75 sq m MIG house: Reserve price ₹55.31 lakh; booking amount about ₹2.76 lakh
  • 200 sq m plot: Reserve price ₹1.02 crore; booking amount ₹5.14 lakh
  • 300 sq m residential plot: Reserve price ₹1.70 crore; booking amount ₹8.54 lakh
  • 264.5 sq m plot: Reserve price ₹1.92 crore; booking amount ₹9.63 lakh

The properties also carry different reservation categories, including SC and OBC categories.

 


Second E-Auction Gives Buyers Another Opportunity

If a property receives only a single bid, the authority will conduct another e-auction.

For the second round, registration is scheduled from August 27 to September 15, 2026, followed by the second e-auction on September 16.

This gives interested buyers another opportunity if the property does not get multiple bids in the first round.


Buyers Can Get a Discount for Early Payment

The scheme also provides an incentive for buyers who make full payment quickly.

If the complete payment is made within 60 days of the allotment letter, buyers can get a 1% discount on plot value and 2% discount on building value, subject to the scheme's applicable terms.

Installment payment is also available, although interest ranging from 9.5% to 11.5% per annum will apply depending on the property value.


Construction Deadline Is Important

Buyers opting for plots should also keep the development timeline in mind.

After taking physical possession, construction has to be completed within five years after getting the building plan approved. Otherwise, non-construction charges may become payable.

 


Why Jagriti Vihar Extension Is Getting Attention

The location has connectivity with Garh Road, Maharshi Dayanand Marg and Chaudhary Charan Singh University Road.

The Delhi-Meerut Expressway is around 10 km away, while Meerut Cantt railway station is around 5 km away and Begumpul bus stand around 6 km away.

The Namo Bharat RRTS corridor is also located nearby, adding to the area's connectivity advantage.
