Bengaluru’s Office Market Gets a ₹750 Crore Boost as Infineon Takes 6.3 Lakh Sq Ft

Bengaluru, August 27, 2026: German semiconductor company Infineon Technologies has leased 6,31,923 sq ft of office space at Bagmane Solarium City in Whitefield, Bengaluru, in a deal involving more than ₹750 crore in total rent over 10 years. The large transaction highlights continued demand for premium office space from global technology and engineering companies.
₹5.56 Crore Monthly Rent for 10 Years
Infineon Technologies India has leased the office space from Akruthi Infra-Build Developers, part of the Bagmane Group. The lease will begin on December 1, 2026, with an initial monthly rent of ₹5.56 crore, or ₹88 per sq ft.
The agreement includes a 15% rent escalation every three years, while Infineon will pay a security deposit of around ₹33.36 crore. The company will also receive an eight-month rent-free period.
New Campus to House 4,500 Employees
Infineon plans to consolidate two existing Bengaluru offices into the new facility. The campus is expected to accommodate around 4,500 employees by 2030 and will include high-tech laboratories.
The move is aimed at expanding the company's engineering, research and development operations in India.
Bengaluru’s Office Demand Remains Strong
The transaction comes at a time when Bengaluru continues to attract large office occupiers, particularly technology companies and Global Capability Centres (GCCs). Whitefield has emerged as one of the city's major office corridors, with companies increasingly looking for large campuses for technology, engineering and R&D operations.
Infineon currently has around 2,800 employees in India, making the country an important base for its global R&D activities.
Infineon Also Expands Semiconductor Operations
Alongside the office expansion, Infineon has agreed to acquire Bengaluru-based C2i Semiconductors, a power semiconductor startup. The acquisition is expected to strengthen its power solutions capabilities for AI data centres and support the creation of a digital power technology centre of excellence in India.
