Brigade Leases 1.62 Lakh Sq Ft IT Space in Thiruvananthapuram to US Healthcare Tech Firm

Thiruvananthapuram, August 20, 2026: Brigade Group has signed a lease agreement with US-based healthcare technology company HealthEdge for approximately 1.62 lakh sq ft at Brigade Square in Technopark Phase 1, Thiruvananthapuram.

The lease covers 11 floors of Brigade Square, the developer's first IT office building in the city, strengthening Thiruvananthapuram's position as an emerging destination for technology and global businesses.

Why this matters for Thiruvananthapuram's real estate market

The deal is significant for the city's commercial property market because the entry of a global technology company can increase demand for quality office infrastructure and support the wider business ecosystem.

For the residential market, the expansion of large employers can also create demand for housing from employees and professionals moving into the city.

What is Brigade Square

Located in Technopark Phase 1, Brigade Square is a 2 lakh sq ft IT office building designed for technology-driven businesses.

HealthEdge's new campus will accommodate teams working across:

  • Engineering
  • Product development
  • Technology
  • Operations
  • Corporate functions

The facility will include meeting and training rooms, collaborative workspaces, a cafeteria, wellness rooms and other employee-focused amenities.

HealthEdge strengthens its India operations

HealthEdge provides technology and AI-powered solutions for healthcare administration, including claims administration, payment accuracy, provider network management, care management and risk adjustment.

The company said the new Thiruvananthapuram campus reflects its long-term commitment to its India-based teams and future growth.

Brigade plans bigger expansion in Technopark

The lease is part of Brigade Group's broader expansion strategy in Thiruvananthapuram.

The company has signed an MoU with the Kerala government to develop a 2 million sq ft World Trade Center in Technopark Phase 1.

Brigade Square will form part of this larger development.

The proposed World Trade Center is expected to attract multinational companies, technology businesses and other knowledge-driven enterprises to the city.

What it means for the property market

The arrival and expansion of global companies can have a wider impact beyond office leasing. It can support:

  • Demand for premium commercial office space
  • Employment opportunities
  • Rental housing demand
  • Residential development around employment hubs
  • Retail and hospitality activity
  • Growth of the surrounding business ecosystem

Grihik Angle

For Thiruvananthapuram's property market, the 1.62 lakh sq ft lease is more than a commercial real estate deal. A major global occupier at Technopark strengthens the city's employment ecosystem, which can gradually support demand for homes, rentals, retail and other services around the technology corridor. The proposed 2 million sq ft World Trade Center could further accelerate this transformation if the larger development moves ahead.
