New Delhi, Delhi | September 7, 2026: Arnya RealEstates Fund Advisors has launched a 750 crore Category-II Alternative Investment Fund (AIF) in partnership with Casagrand Premier Builder, targeting residential real estate opportunities in Chennai, Bengaluru and Hyderabad. The new fund will provide growth capital to selected housing projects across these major residential markets.


Fund to Target 8 to 10 Residential Projects

The Arnya Real Estate Fund III – Preferred Capital will invest approximately 75 crore to 200 crore per project across around 8 to 10 developments. The investments will be structured through preferred equity, giving the fund exposure to residential development opportunities.


Casagrand Partnership Expands Capital Access

The partnership with Casagrand gives the fund access to a developer with a significant presence in South India's residential market. Arnya has previously invested in Casagrand projects, including a 170 crore investment across two residential developments in Chennai.

 


Chennai, Bengaluru and Hyderabad in Focus

The fund's focus on three major cities reflects continued institutional interest in India's established residential markets. These cities have strong employment bases, growing housing demand and significant ongoing residential development activity.

For developers, institutional capital can provide an alternative source of project funding, particularly for projects requiring substantial upfront development capital.


Arnya Expands Its Real Estate Investment Platform

Founded in 2023, Arnya has been expanding its presence in India's real estate investment market. The firm has previously deployed capital across residential projects in cities including Mumbai, Pune, Bengaluru, Chennai and Hyderabad.

Its maiden Category-II AIF, Arnya Real Estate Fund – Debt, focuses on providing growth capital to residential projects through structured investments.

 


Residential Real Estate Continues to Attract Institutional Capital

The new fund comes as institutional investors continue to seek opportunities in India's residential real estate sector. Capital from AIFs can support land acquisition, construction and project execution while allowing investors to participate in development-led returns.
