Dubai Homes See Strong Pre-Sales as 75.5% of Properties Under Construction Are Already Sold

DUBAI, August 31, 2026: Dubai’s residential market continues to show strong demand, with around 75.5% of homes currently under construction already sold, indicating that buyer interest is broadly keeping pace with the city’s growing housing supply.
According to a market analysis by fäm Properties, 425,863 out of 564,072 residential properties under construction have already been sold. Most of these homes are scheduled for handover by 2028.
Villas See Higher Pre-Sales Than Apartments
Apartments under construction have recorded a 74.1% absorption rate, with 367,514 of 495,775 units already sold.
Villas have performed even better, with 58,349 of 68,297 units sold, resulting in an absorption rate of 85.4%.
This suggests that demand for under-construction villas remains particularly strong among Dubai buyers and investors.
Most Homes Due in 2026 Are Already Sold
Demand is also strong for properties approaching completion.
Of the 96,585 homes scheduled for handover in 2026, around 82.9% have already been sold. Apartments due for completion this year have recorded an 82% absorption rate, while villas have reached an impressive 95%.
Several locations have recorded absorption rates above 90%, including parts of Palm Jumeirah, Jumeirah Lakes Towers, Downtown Dubai and Business Bay.
Downtown Dubai and Business Bay Remain Strong
Downtown Dubai recorded 92.2% absorption among 6,248 apartments under construction. Of the units scheduled for handover in 2026, 96.6% have already been sold.
In Business Bay, 82.8% of 30,317 apartments under construction have been sold, while 88.7% of homes due for delivery this year have already found buyers.
What This Means for Buyers and Investors
The high pre-sales rate indicates that Dubai’s expanding residential supply is being met by substantial demand before projects are completed.
For buyers, strong pre-sales can signal continued confidence in selected locations and developments. However, investors should still assess developer credibility, project completion timelines, payment plans, service charges and expected rental demand before committing to an under-construction property.
Dubai Property Demand Remains Strong
The analysis points to continued investor and end-user interest in Dubai’s residential market, supported by population growth, international investment and demand for new housing.
With a large pipeline of properties scheduled for delivery over the coming years, the key question for the market will be whether demand continues to absorb new supply at the current pace.
