Bronx Laconia Project Plans 60 New Homes Near Gun Hill Road Subway Station

Bronx, New York | September 25, 2026: A new six-story mixed-use building with 60 residential units is planned for 3365 Wilson Avenue in Laconia, the Bronx, adding new housing near the Gun Hill Road subway station.

Newly filed permits show a proposed 65-foot-tall building with more than 45,000 square feet of total space, including residential, commercial and community facility components. The project is also moving forward as demolition permits for the existing structure were filed in August 2026.

60-Unit Residential Building Planned

The proposed development at 3365 Wilson Avenue would provide approximately 60 residences across six stories.

Permit details indicate:

  • 45,552 sq ft of total building area
  • 40,811 sq ft of residential space
  • 4,428 sq ft of commercial space
  • 311 sq ft of community facility space
  • 65-foot building height
  • Cellar level
  • 28 enclosed parking spaces

Based on the reported average unit size of approximately 680 sq ft, the residences are expected to be rental apartments, although the final tenure structure will depend on the completed development.

Transit Access Adds to the Site's Appeal

The property sits between Givan Avenue and Boston Road, only steps from the Gun Hill Road subway station, served by the 5 train.

That location gives the proposed housing project direct access to public transportation, an important factor for residential development in the Bronx.

The combination of new apartments, commercial space and proximity to transit places the project within the broader pattern of transit-oriented multifamily development in New York City.

Demolition Has Already Entered the Planning Process

Demolition permits for the existing building were filed in August 2026, according to the report.

The new structure is proposed as a concrete-based building, with Nikolai Katz Architect listed as architect of record.

No estimated completion date has been announced in the information currently available.

The next significant milestones will therefore include demolition, construction approvals and the start of work on the proposed six-story building.

Commercial Space Will Be Part of the New Building

The development is not exclusively residential.

More than 4,400 sq ft of commercial space is included in the proposal, along with approximately 311 sq ft designated for a community facility.

This mixed-use configuration can provide services or commercial activity alongside the new housing while increasing the amount of usable space on the site.

The final tenants and uses for the commercial component have not been announced.

Site Has a Documented History of Gun Violence

The intersection of Boston Road and Wilson Avenue has previously been associated with reported incidents of gun violence.

Hoodline reported incidents including a January 2025 drive-by shooting, an August 2020 gang-related shooting and a fatal 2009 shooting involving a livery cab driver.

These incidents are part of the site's historical context and do not indicate that the proposed development itself is associated with criminal activity.

The property falls within the NYPD's 47th Precinct.

Why the Project Matters for Laconia Housing

The proposed development would add 60 residential units to an established Bronx neighborhood where proximity to subway infrastructure can support new multifamily housing.

For local residents and prospective renters, the project could eventually increase housing options while also bringing commercial and community space to the site.

The actual impact will depend on the project's construction timeline, final apartment configuration, rents and eventual occupancy.

What Happens Next

The development is currently at the permit and planning stage, with demolition permits already filed for the existing structure.

The proposed project is backed by Nicky Lumaj of Cross Five Construction, according to the permit information cited by New York YIMBY.

With no completion date announced yet, the next steps will be demolition, construction activity and further approvals before the 60-unit building can move toward completion.
