Prestige Group Adds ₹5,600 Crore Residential Project in Gurgaon Sector 109

Gurugram, Haryana | September 3, 2026: Prestige Group has expanded its residential footprint in the National Capital Region with a new 17.14-acre land parcel in Sector 109, Gurgaon, where it plans to develop a project with an estimated Gross Development Value (GDV) of around ₹5,600 crore.

The project will have an estimated saleable area of approximately 2.8 million sq. ft. and is strategically located near the Dwarka Expressway. The addition strengthens Prestige Group’s residential pipeline in Gurgaon at a time when the NCR market continues to see strong demand for large-scale housing developments.

17.14 Acres Added to Prestige’s Gurgaon Portfolio

The newly added land parcel is located in Sector 109, one of Gurgaon’s established residential corridors. Its proximity to the Dwarka Expressway provides connectivity to important residential, commercial and social infrastructure hubs across Gurgaon and Delhi.

With around 2.8 million sq. ft. of planned saleable area, the project will add substantial new residential inventory to the company’s NCR portfolio.

₹5,600 Crore Development Could Add Scale to NCR Housing

Prestige Group has estimated the project’s GDV at approximately ₹5,600 crore. The development is expected to become an important part of the company’s northern India residential pipeline.

For Gurgaon’s property market, a project of this scale could add to housing supply in the Sector 109–Dwarka Expressway corridor, an area that has gained greater attention as connectivity and surrounding infrastructure improve.

Sector 109 Gains From Dwarka Expressway Connectivity

The location is one of the key advantages of the project. Sector 109 offers access to the Dwarka Expressway, connecting Gurgaon with Delhi and other major parts of the NCR.

Improved connectivity has been an important factor behind the growing residential interest in areas along the expressway. The arrival of another large developer could further increase attention on the sector from homebuyers and investors looking at Gurgaon’s expanding residential corridors.

Prestige Strengthens Its NCR Expansion Plans

Prestige Group said its entry into the NCR residential market last year received an encouraging response and that it plans to build further scale across the region in FY27.

The Sector 109 development adds to this strategy and reflects the company’s confidence in the long-term potential of the NCR residential market.

For buyers, the expansion also means another major developer entering an increasingly competitive Gurgaon housing market, potentially providing more choices across the premium residential segment.

Prestige Group’s Overall Development Pipeline

As of June 2026, Prestige Group said it had delivered 319 projects covering 216 million sq. ft. across its various real estate segments.

The company currently has a pipeline of 137 projects covering 229 million sq. ft., spanning residential, commercial, retail, hospitality and integrated township developments.

The new Sector 109 project adds further depth to its residential pipeline and underlines Gurgaon’s growing importance in the company’s NCR expansion strategy.

What This Means for Gurgaon Property Buyers

The ₹5,600 crore development is likely to strengthen the residential ecosystem around Sector 109 as the project moves through planning and development stages.

For prospective buyers, the key factors to track will be the project’s official launch, approvals, configuration, pricing and construction timeline. The project’s location near the Dwarka Expressway could remain one of its major selling points as NCR connectivity continues to improve.

For Gurgaon’s broader real estate market, the entry of another large-scale residential development also signals continued developer confidence in the city’s long-term housing demand.
