Muzaffarpur Greenfield Township Gets New Land Sale Rules, 12-Member Panel Set Up
Muzaffarpur, August 28, 2026: Landowners within the proposed Tirhut Greenfield Satellite Township in Muzaffarpur will now have to follow a defined process for selling land, with the district administration setting up a 12-member high-level committee to examine and approve eligible transactions.
The move is important for landowners who need to sell property within the proposed township area, where restrictions had earlier made land transactions difficult.
Who Will Decide on Land Sale Applications?
The committee will be headed by Muzaffarpur District Magistrate Kumar Gaurav. The executive engineer of the Bihar State Housing Board will serve as member secretary.
Officials from land acquisition, revenue, agriculture, forest, roads and other departments have also been included in the committee to examine applications and related documents.
New Timeline for Land Sale Approval
The new Standard Operating Procedure (SOP) sets specific deadlines for processing applications:
- Initial scrutiny: 7 days
- Committee decision: Within 1 month
- Approval: 15 days
- Payment and registration: 7 days

More than 24 landowners have reportedly submitted formal applications seeking permission to sell their land, with document verification underway.
One applicant from Kanti cited financial difficulties and an outstanding ₹22.50 lakh bank loan as the reason for seeking permission to sell land falling within the township area.
Township Covers More Than 21,000 Acres
The Tirhut Greenfield Satellite Township has been planned across a large area, with approximately 1,191 acres identified as the core area and another 20,146 acres forming the special area.
The proposed development covers around 68 villages, extending from Panapur in the north to Turki in the south and from the new bypass towards Marwan.
