Ahmedabad’s Hansol Gets Green Signal After 24 Years, Eastern Riverfront Set for Major Development

Ahmedabad, August 27, 2026: Ahmedabad’s long-pending Town Planning Scheme No. 67 in Hansol has received preliminary approval after nearly 24 years, paving the way for development across a 118-hectare area along Airport Road. More than 50 hectares near the Taj hotel and Sabarmati Riverfront are expected to open up for roads, development permissions and new real estate projects.
24-year delay finally comes to an end
The draft TP Scheme No. 67 was prepared in 2002 for land adjoining the Army Cantonment along Airport Road. However, litigation and the absence of preliminary approval kept the scheme stalled for more than two decades.
During this period, Ahmedabad Municipal Corporation (AMC) could not open several planned roads or take possession of reserved plots. Development permissions for private plots were also held up, effectively freezing construction activity in the area.
With the preliminary approval now in place, the civic body can begin opening designated roads and move ahead with development-related permissions.
50 hectares near riverfront to open for development
The biggest real estate impact is expected along the eastern side of the Sabarmati Riverfront. More than 50 hectares of land adjoining the Taj hotel and riverfront will become accessible for planned development.
AMC officials expect the area to see new construction projects once the necessary roads and infrastructure are opened. This could significantly change the eastern riverfront skyline and increase the development potential of properties located along the Airport Road corridor.
For property owners and developers, improved connectivity and access to previously restricted development land could make the area more attractive for future residential and commercial projects.
Riverfront road and underpass plans gain momentum
The approval is also expected to help implement planned connectivity improvements around the area. Under Phase II of the Sabarmati Riverfront project, a road was planned from Shahibaug Dafnala through the Taj hotel area towards Indira Bridge.
Another road with an underpass has also been planned near the hotel. These links are expected to improve movement between Airport Road, Hansol and the eastern riverfront.
AMC had earlier considered a bridge connecting Sabarmati and Hansol, but the proposed alignment passed close to the Army Cantonment’s firing range. Security concerns ultimately led to the cancellation of the bridge plan.
Tunnel alignment may also become possible
A separate proposal had envisaged a tunnel connecting Airport Circle directly with the Sabarmati Riverfront Phase II. Although the tunnel itself has not received approval, its road alignment was incorporated into TP Scheme No. 67.
The preliminary approval of the TP scheme could now make it easier for authorities to pursue the planned road connectivity and assess the feasibility of the proposed alignment.
What this means for Ahmedabad real estate
The approval marks an important shift for Hansol and the eastern riverfront, where development has been constrained for years. Once roads, infrastructure and development permissions move forward, the area could attract fresh residential, commercial and mixed-use projects.
The development is also significant because Sabarmati Riverfront Phase II is already expanding the city's waterfront infrastructure. Together, improved connectivity and the release of development potential could gradually reshape this part of Ahmedabad’s real estate market.
