MUMBAI | August 5, 2026: If you've applied for a MHADA home in Mumbai, the wait is almost over. The Maharashtra Housing and Area Development Authority (MHADA) will conduct the computerized lottery for 2,640 flats on August 6, 2026, giving thousands of applicants a chance to own a government-backed home in one of India's most expensive property markets.
For many middle-class families, the lottery represents an opportunity to buy a home at a price that is often more affordable than the open market.
Lottery to be held on August 6
MHADA said the computerized draw will begin at 12 noon on August 6 at Rangsharda Auditorium, Bandra.
The lottery covers flats located across several parts of Mumbai, including:
- Vikhroli
- Goregaon
- Chembur
- Ghatkopar
- Bandra
- Wadala
- Dadar
- Powai
- Girgaum
- Mazgaon
- Antop Hill
- Magathane
- Gorai
Successful applicants will be selected through the computerized lottery process.
Unsold flats return with better opportunities
This year's lottery also includes 319 flats that remained unsold in previous MHADA draws, giving applicants another chance to secure a home in Mumbai.
To improve buyer interest, MHADA has also revised prices for several under-construction homes.
Price cut for Vikhroli flats
One of the biggest highlights of this lottery is the 7.5% price reduction on 1,221 under-construction flats in Kannamwar Nagar, Vikhroli.
MHADA has also reserved 610 of these flats exclusively for the High Income Group (HIG) category, expanding options for buyers in that segment.

Buying a home in Mumbai has become increasingly difficult due to rising property prices. MHADA lotteries continue to offer one of the few opportunities for eligible buyers to purchase homes through a transparent government allocation process.
