Planning to Buy a Home? RBI Keeps Repo Rate Unchanged, Bringing Relief on Home Loan EMIs

MUMBAI | August 5, 2026: If you're planning to buy a home or already paying a home loan EMI, the Reserve Bank of India's latest policy decision comes as welcome news. The RBI has kept the repo rate unchanged at 5.25% for the third consecutive monetary policy meeting, offering temporary relief to borrowers despite rising global uncertainties.
The decision means banks are unlikely to immediately increase lending rates, allowing homebuyers to plan their finances with greater confidence.
RBI Holds Repo Rate at 5.25%
Announcing the third bi-monthly monetary policy of FY2026-27, RBI Governor Sanjay Malhotra said the Monetary Policy Committee (MPC) unanimously decided to keep the repo rate unchanged at 5.25% while maintaining a neutral policy stance.
The central bank said the decision was influenced by global uncertainties, including the ongoing West Asia conflict, volatile crude oil prices and supply chain disruptions.
What Does This Mean for Homebuyers?
For prospective homebuyers and existing borrowers, the RBI's decision offers short-term stability.
If your home loan is linked to the repo rate, your lender is unlikely to revise interest rates immediately. This means your monthly EMI is expected to remain unchanged for now unless individual banks make independent revisions.
For those planning to purchase property, stable borrowing costs may help in making buying decisions without the immediate fear of higher EMIs.
Inflation Remains Above RBI's Target
Although retail inflation rose to 4.38% in June, above the RBI's medium-term target of 4%, the central bank chose not to raise interest rates.
Instead, it revised its outlook by:
- Increasing India's GDP growth forecast to 6.7% for the current financial year.
- Revising the inflation projection to 5%.
The RBI said it will continue monitoring domestic inflation and global developments before taking future policy decisions.
Rupee Under Pressure
The RBI also acknowledged continued pressure on the Indian rupee.
The currency has weakened by nearly 7% in 2026 and has remained in the ₹95–₹96 per US dollar range, affected by:
- Higher crude oil prices
- Capital outflows
- Rising trade deficit
- Strengthening US dollar
- Ongoing geopolitical tensions in West Asia
These factors continue to pose risks for inflation and overall economic stability.
Why This Matters for Property Buyers
Interest rates play a crucial role in the real estate market. Stable repo rates generally support housing demand by keeping borrowing costs predictable.
While the current decision provides temporary relief, future changes will depend on inflation trends, global oil prices and economic conditions. Homebuyers planning a purchase in the coming months should continue tracking RBI policy announcements, as they directly influence home loan affordability.
