Land Given for Mohali Aerotropolis? GMADA May Soon Offer Residential and Commercial Plots in Return

MOHALI | August 5, 2026: Thousands of landowners waiting for developed plots under the Mohali Aerotropolis Project may finally get clarity. The Greater Mohali Area Development Authority (GMADA) has prepared two rehabilitation models for landowners whose land was acquired, offering not only residential plots but, in selected cases, commercial plots as well.
The proposal is expected to speed up the long-pending rehabilitation process and help affected families better understand what they will receive in exchange for their acquired land.
GMADA prepares two rehabilitation models
During a high-level meeting chaired by the Chief Administrator at PUDA Bhawan, Sector 62, officials discussed finalising plot sizes for Aerotropolis Pockets E to J.
Two compensation models have been prepared:
- Model 1: Residential plots only.
- Model 2: Residential plots along with commercial plots for eligible landowners.
The authority believes this approach will provide greater flexibility based on the amount of land acquired.
What will landowners receive?
Under the first model, only residential plots will be allotted.
The proposed combinations include:
- 1 kanal: One 200 sq. yd. residential plot.
- 2 kanal: Two residential plots of 200 sq. yd. each.
- 3 kanal: Two residential plots of 300 sq. yd. each.
Separate combinations have also been prepared for landowners whose acquired land ranges from 4 to 8 kanal, ensuring compensation based on landholding size.
Commercial plots also proposed
The second model introduces an additional benefit for certain categories of landowners by including commercial plots along with residential plots.
The proposed combinations include:
- 4 kanal: One 300 sq. yd. residential plot + one 200 sq. yd. residential plot + one 100 sq. yd. commercial plot.
- 6 kanal: One 500 sq. yd. residential plot + two 200 sq. yd. residential plots + one 100 sq. yd. commercial plot.
- 7 kanal: One 500 sq. yd., one 300 sq. yd. and one 200 sq. yd. residential plot + one 100 sq. yd. commercial plot.
- 8 kanal: One 500 sq. yd. residential plot + one 300 sq. yd. residential plot + one 200 sq. yd. commercial plot.
Officials have also proposed Special Letter of Intent (LOI) provisions for eligible categories.
Free plot amalgamation up to 2,000 sq. yd.
One of the biggest reliefs for allottees is that landowners receiving multiple plots will be allowed to merge (amalgamate) plots up to 2,000 sq. yards without paying any additional fee.
This will help families create a larger single plot for future residential or commercial development.
Why this matters
For years, many affected landowners knew they would receive developed plots but had no clarity on how many plots, what sizes, or whether commercial options would be available.
The new rehabilitation formula removes much of that uncertainty and is expected to accelerate:
- Plot planning.
- Layout approvals.
- Rehabilitation implementation.
- Plot allotment.
Compensation already announced
GMADA had already announced land acquisition awards on July 20 for eight villages affected by the Aerotropolis project, including:
- Matran
- Bakarpur
- Siaun
- Badhi
- Patton
- Kurdi
- Chhat
- Kishanpura
Compensation for acquired land has been fixed between ₹6.29 crore and ₹8.29 crore per acre, depending on the location.
Officials say the finalisation of plot sizes is the next major step before allotments begin.
