MUMBAI | August 5, 2026: If your housing society in Mumbai scientifically manages its waste, you could soon pay less property tax. The Brihanmumbai Municipal Corporation (BMC) has reinforced its incentive scheme offering up to 15% rebate on the general component of property tax for housing societies that adopt approved decentralised waste management practices.
The initiative aims to reward residential communities that reduce landfill waste while encouraging sustainable living across Mumbai.
How can societies qualify for the rebate?
Housing societies can claim the rebate by implementing scientific waste management measures such as:
- Segregation of wet and dry waste.
- Processing wet waste at source.
- Recycling dry waste.
- Greywater recycling.
- Rainwater harvesting.
The rebate applies to the general tax component of the property tax and is intended to encourage environmentally responsible housing communities.
No space for composting? You can still qualify
One of the biggest reliefs for many apartment societies is that on-site waste processing is not mandatory.
Housing societies without sufficient space can still become eligible by partnering with BMC-approved waste management agencies that scientifically process waste outside the residential premises.
This makes the scheme accessible even to older apartment complexes with limited open space.
BMC invites authorised waste management agencies
To support the programme, the civic body has invited applications from agencies interested in becoming authorised waste management partners.
Eligible agencies must:
- Be registered with the Government of India, Maharashtra Government or other competent authorities.
- Have at least one year of waste management experience.
- Maintain an operational office and processing facility within the Mumbai Metropolitan Region.
- Have tie-ups with authorised recyclers and compost users.
- Meet all statutory approval requirements prescribed by BMC.
Only waste processed through approved agencies will qualify societies for the property tax rebate.
