Q2 Real Estate Scoreboard: Who Has Reported, Who Is Next

The July-September earnings season for property developers has begun with two numbers on the board. The heavyweights are still to report, so here is where things stand.

The baseline from April-June
In Q1 Godrej booked Rs 8,651 crore, Prestige Rs 6,579 crore, Lodha Rs 4,630 crore and Sobha a record Rs 3,656 crore. Business Standard had reported that combined bookings of listed developers fell 21% in Q1 on fewer launches.
Why Q2 is usually quieter
An independent analysis found that across six large developers, Q2 pre-sales ran 28-29% below Q1 in each of the last two years. That is why year-on-year growth, not the quarter-on-quarter change, is the cleaner measure.
The real test is the second half
Six large developers guide to about Rs 1.38 lakh crore of FY27 pre-sales, 15% above FY26, and had delivered only around 18% of that after Q1. Festive-season launches will decide whether they get there.
